You can either wait 10-20 years for the divorce houses or buy a divorce house that is 10-20 years old now. There’s no difference, except that you live in it 10-20 years longer.

By the way, most of these dreadful renovations and maintenance works are highly voluntary. I see it with my parents. Built in the 70s and almost everything that has been done to the house since then was not necessary in the sense that the old thing no longer worked. The new windows are prettier, safer, and insulate better, yes. But the old ones would have still worked. The roof is now asbestos-free but as long as the asbestos is on the roof, it doesn’t harm anyone. The bathroom was fully functional, just not as pretty anymore. You would have had to wait longer, everything eventually comes back and so on.
The heating was probably the only thing that was mandatory, but I’m not sure about that either.

Of course, my goal is not to never renovate or modernize something, but in a paid-off house I have the freedom to postpone or bring it forward. When renting, you are at the landlord’s mercy (and partially have to pay for modernization anyway). The house doesn’t collapse if you don’t modernize it, but you always have to keep paying rent. Promptly every month, for life.

If I sell the house at the same price I bought it for, then after 30 years but after spending the 300k you calculated, I own 400k.

Even if as a tenant I diligently save the 500 euros every month, I only own 180k.

So as a tenant I would have to deal with safe, well-interest-bearing investments to get to the same, right?
