Hello,

I don’t believe that those who give up on building a house because of too high a loan limit are freaking out. The question is clear and everyone has to be able to answer it for themselves. Am I willing to rent from the bank for decades (for most people 25 to 35 years) and therefore give up freedom, vacations, and the good feeling of owing nothing to anyone? And just because after 20 years the monthly payment is somewhat low, that doesn’t mean the house costs me nothing anymore. See renovation, maintenance, and physically you have to be fit to take care of it. The fact is this: A house that is financed almost 100% is not just the monthly debit payment. You are in a phase of life (let’s say from 30 to 60) in which you are physically and mentally fit, in which you have the urge to live and travel, to try new things, to pursue your hobbies, but you are tied to someone who wants between 1200 and 1800 euros monthly. And always. Every month until retirement. In a rental apartment you also pay monthly, but there you have a three-month notice period and can look for something cheaper (or nothing at all and simply emigrate ). Try telling that to the bank that still wants 300,000 from you.

This has nothing to do with “freaking out,” it’s just common sense telling you that having to pay 1800 euros every month for the next 30 years is not so great for a self-determined life.

This is of course not directed against home builders/owners, but generally at full financers who have to calculate a hundred times if it really could work.

We also earn about 5000 euros a month and still don’t want to borrow money from the bank for a house. I’d rather pay 1000 euros rent and have a nice life. And at 60 you can still buy property from what you have saved. And one more thing, not everyone has to build or buy a house. As someone already mentioned above, it is a luxury for those who can afford it.

I'm curious what you consider serious. Probably only the answers that confirm you and advise you that you can get a house for little money. Experienced users are active here, partly from the construction industry, partly from the financial sector. But there are also users who, like you, searched for a long time and then painstakingly completed their project. Yes, the market is overheated, and yes, you don't get anything handed to you. There is no low budget when it comes to building.
