That’s right. In some places, plot prices are now heading towards 1000 euros. Construction costs fluctuate maybe by 10 or 20%. Although incomes in the lowest wage groups in the private sector fluctuate the most, still not extremely, and on the other hand devices and most materials and components cost the same throughout Germany.

Without information regarding equipment and size, nothing can be compared. Because exactly there even with the same area easily a difference of 100% in construction costs arises. By the way, that makes the south even more expensive, because building space-saving is more expensive than putting up a non-basement standard house from the catalog.

Please do not compare apples and oranges. Land prices depend on the location and are usually similar there without significant price ranges. The same house also costs similarly.

That's true. But it was about regional differences. And a medium location on the outskirts of Stuttgart costs 5 to 10 times as much as a medium location on the outskirts of Magdeburg. In the current market, in my experience, building land prices fluctuate more strongly even in theoretically comparable locations within the same region than usual. Additionally, demographic and social trends come into play. The trend towards cycling and public transport as well as the increased demand for small apartments has shaken things up quite a bit.

The latter is currently between 100 and 130 euros/m² or 65 to 80 €/m² in the floodplain. Is the Stuttgart outskirts really that expensive? (But never mind, the principle is correct!)

So in our region of Lower Saxony, prices are already very favorable, definitely significantly better than in Bavaria.

But for €170,000 you do not get a house with a basement, even with a lot of personal effort.

A self-build house (masonry of the shell structure yourself) with a lot of personal contribution and with a room layout as you want starts at around €110,000, a basement you build yourself will not be less than €30,000. Additional construction costs are €40,000 (incl. house connections), then you have already exceeded the €170,000.

And then a little bit more is still missing:
- Interior finishing materials
- Paving/exterior materials
- Construction electricity/construction water
- Authorities (building application or notification?)
- Kitchen
- Furnishing

That something with a basement under €200,000 is possible seems initially not feasible to me, even if you do the masonry yourself.

It’s best to start with a rough cost plan and see what accumulates in the individual positions. Then you should get offers for houses at different levels of finishing, then you quickly see what price range you are in.

Price information from forums does not necessarily help you; even in our region, the price range for the same design was €60,000. The only thing that helps is regional comparison. But that only makes sense if you already have your house as a design and know what technology should be included and what you will do yourself.
