How much house can I get for my budget?

I definitely want to have the foundation done by a construction company; if there are defects, I can possibly hold someone responsible for it.

What I don't understand, however, is that there are enough expandable houses with timber frame construction for around 80-100k with 130-150sqm of living space.

So if I calculate:

House 100k
Incidental costs 30k
Heating+Electricity 30k
Reserves 10k (for material kitchen or similar)

Then I'm at 170k, is that so unrealistic?

I also didn’t quite know just now whether that was perhaps meant ironically?

Nooooo, everything is OK like this. Absolutely realistic and probably even calculated rather conservatively. I would estimate that you could even afford a Bulthaup fitted kitchen, a new car, and a relaxing trip overseas.

I really wish you that from the bottom of my heart.

Now seriously, what is so wrong with my bill? I don't understand that.

The "quickly" was meant ironically, so much for that!

The approach is in my opinion not complete: you should definitely also answer the question of how much house you need - what do you want with 90 m² if you are planning three children... but that's just as a side note. Otherwise, excluding [Grundstück], you might end up at around 100-110 m² I would guess (without knowing the construction prices in your region, if it's [München] or [Franken] certainly not) - if you build cheaply.

? What about the bathroom and guest bathroom? Do you mean they are free, like the sanitary facilities? Floor coverings? Tiles? Wallpapers? Basement?

With the shell houses, you usually only get the walls erected and possibly some finishing packages, which you then have to pay for.

Just for the basement alone, calculate at least 50,000 euros. And even that is just the lowest estimate. If you need a "white bathtub" (waterproof basement), it will be more expensive right away.
A kitchen for 10,000 euros is also very frugally calculated, even if you only have to pay for the materials and appliances.

To get a somewhat decent house, you would have to add at least another 100,000 euros.
