If you read in the forum, you will find almost all the values:

roughly 1500€/m² for the house, maybe a bit cheaper through own work
Basement 30-50K€
Additional construction costs 30-40K€
Kitchen: ask your uncle
Garage 8-30K€

If the house is realized by increasing the budget and omitting the basement, I hardly believe that your staircase variant can be integrated into the small house like that.

No, you haven’t. Masupilami is completely right with his answer. The easiest thing would be for you to get concrete offers from shell houses and prefabricated houses. By the way, the assumption that a prefabricated house is always cheaper than a solid house is not correct. I’m currently reading that you want a basement. Depending on the ground conditions (is a white tank necessary?), that alone costs from €20,000 upwards. So the budget of €170,000, as already mentioned, will by far not be enough for your requirements. Maybe it’s better to look for a used house after all...

Hello Michael,

I don’t think so. Much more important to consider is that hardly any general contractor/subcontractor will supply the windows and then have them installed by the builder or his agents. That only works if contracting through an architect.

I can skip an example calculation here, since you definitely will not make do with the capital mentioned; not even if you were to commission a refined shell construction. The materials for the interior finishing also have to be paid for, diligent helpers insured, and a fair amount of fixed incidental construction costs as well.

Maybe you should just read in a bit here ...? It is a widespread misconception that a prefabricated house is cheaper than a solidly built building. Which provider is more valuable below these categories would - theoretically - depend on your yet-to-be-made selection.

The most sensible advice I can give you remains to save or to keep an eye out for an existing property which you can renovate bit by bit with borrowed, saved, or ongoing income. The alternative: You literally fall for the lure offers of some competitors and soon end up with a huge problem, the only solution to which may be personal bankruptcy.

Rhine greetings

What is the OP supposed to do with the already existing plot of land if they buy an existing property? Regardless, I don't know what the real estate market in Bavaria currently looks like, but in NRW you won't get a decent house for 170K, at least not in the metropolitan areas. More likely a nice apartment depending on the size. We also initially searched for existing properties. Is the 170K equity or is that the maximum amount you can get from the bank? Would selling the plot be an option for you? If yes, how much would you get for it? Regarding prefabricated houses, I have to agree with my predecessors. Decent prefabricated houses are even more expensive than comparable solid houses. The advantage is sometimes faster construction time and you can achieve better energy efficiency compared to solid construction, or let's say without significant additional cost. And what was personally decisive for me was the feeling that fewer shoddy jobs can happen with prefabricated construction than with solid construction. But that is a statement I cannot back up with numbers.

What budget should I roughly plan for my "dream house"? It is clear that this statement is only a rough estimate +-20,000
