How much house can I get for my budget?

I occasionally watch the shows "Bauretter," "Mein Albtraum Haus," etc. Your story would fit in well there: Being dazzled by Internet prices for houses, ignoring the costs for infrastructure / basement / own work, and in the end begging for pity,... Most people want the best quality as cheaply as possible – most have also tried to build their dream house economically. When someone writes here: A basement costs between 30 and 50 thousand euros, there is a reason for that. Our small basement already cost over 40 thousand euros. The crawl space two rows away was significantly cheaper,... Either you have to adjust your budget or your expectations (Yes, everything was cheaper 20 years ago), otherwise unfortunately you won’t get any further.

My "neighbors" about 10 meters away paid a total of 20k for a white tank basement.

Therefore, I assume that my plot is of approximately the same quality. The property is fully developed.

I have now learned that they had an offer for 220k for the basement including the shell of the house, but they built a prefabricated house.

If I now start from the 220k and add some additional costs (30k) and GWS-E (30k), that amounts to realistically 280k, which is probably more realistic.

But the 20,000 is certainly only for the pure/naked walls of the basement. Then the earthworks, the base slab, the concrete ceiling, the screed, the stairs, the necessary windows, the electrical work, the floor coverings, possibly even the interior walls, possibly the heating, possibly the insulation of the exterior walls and so on and so forth are still missing.

And quickly you end up with 50,000 or more for the basement.

As I said, they could have gotten a complete house with a basement for 220k from a company.

Yes, so what is it now? Complete house or house shell? You are contradicting yourself. And why should only 20,000 of the 220,000 be allocated to the basement? Have you seen the offer, the invoice breakdown?
