How much house can I get for my budget?

With such land prices, a large plot (500 sqm + x) unfortunately remains an unfulfilled dream for most builders (including us)...

You may be partially right about that. The company I work for also has branches in the new federal states. There, as here in Baden-Württemberg, the same salary tables apply.

I don't believe that the differences with construction companies are as big as with plots of land. As already mentioned, there are plots of land from €50/sqm but also €500 and more, I don't think the same house is ten times as expensive in different regions, the work and materials are the same.
To the OP, we recently started planning and already have a concrete offer from the company Demos. There are no personal contributions included, but it is fully basemented, around €250,000 maybe a bit more, still considering some special customizations. It is a timber prefabricated building. So you won't get by with €170,000, you should rather calculate €250,000–300,000, even if you provide a lot of personal work, maybe then you can get by with €250,000.
