We have thought the following,
if we want to build without a basement and without a garage and preferably with a carport, does it make sense and what would it cost approximately if we instead convert the attic?
We would place a building structure of about 10.50 meters x 8.50 meters along the street. On top, a gable roof with a 45-degree pitch (alternatively: only 40-degree pitch) and the knee wall on the 1st floor should be about 1.40 meters high. At the peak, you would then get around 2.80 meters.
Instead of insulating the top floor ceiling, we would have the roof insulated. The top floor ceiling should remain a wooden beam construction for cost reasons (I think, right?). The attic would be an unheated ancillary room but equipped with at least one ventilation opening.
The stairs up should also be reasonably comfortable. What does a normal living space staircase cost? Possibly we would simply extend the living space staircase into the attic if it does not cost too much?
In the medium term, a wood-metal design carport for 2 cars next to the house with bicycle stands in the rear area (in my opinion 100x better than such a garage block made of concrete and steel). The bikes would thus be weather-protected but quickly accessible. Necessary garden tools will be stored in the utility room; unnecessary junk as well as seasonal items, heirlooms, etc. will go into the attic (within the thermal envelope and ventilated via controlled residential ventilation). Likewise, winter storage of garden chairs I would do in the attic; in summer, of course, they would simply remain outside permanently.
It is questionable whether and which technology could be stored in the utility room (ground or air heat pump, controlled residential ventilation, warm water hygiene storage, ...).
It is also questionable how much such a conversion (planned directly from the start and carried out by the general contractor) would cost compared to the standard variant (insulation of the top floor ceiling, insulated pull-down stairs to the cold attic space)?
