I find it already forbidden to put the garage there. A lot would improve if you take it out of the sun once. Otherwise, it is no problem to place a garage in a 14-meter wide building window – don’t we all have similar requirements here? And yes: I would also first plan the living area and then the parking.
But wouldn’t you want to have the maximum distance to the neighboring property on your terrace? The garage on the north side would significantly shorten the terrace area or shift it more to the north.

May I ask who has a hip roof (city villa) / shed roof? Without ever having seen such an attic from the inside, the area looks very limited from the outside to me. Clearly, an attic would be an alternative, but only with 1.5 floors + gable roof. (2 floors + gable roof doesn’t appeal to us visually and does not fit the development plan)
Otherwise, I find the design too complicated for a house for 2 people and with rooms that are too small. For less frequently needed items, I would rather plan a fixed staircase to the attic (suitcases, Christmas decoration, and such stuff can go up there) and take the space below for living. Have you already signed the contract with the general contractor? That means you are bound to the standard houses offered by the general contractor, right? Because: we can plan and propose here – the question is in what framework you can move, and that seems quite limited here. Which model houses would still be considered? What kind of changes is the general contractor willing to make?
No, we have not signed a contract yet and are also not bound by the property. However, we like the service & scope, so we would rather not change. The general contractor is willing to change everything according to his own statement – e.g., the staircase could be moved, which is probably more complex… Theoretically, you can erase all interior walls/exterior walls/rooms and start over. As said, we liked the standard because the orientation was already quite good – but it is probably as you say: too many wishes at once.
With controlled residential ventilation, of course... also in winter with possibly closed windows no more puma cage!

What would be your suggestions/ideas to design the floor plan open (or quite differently)? We are currently stuck in the following thought patterns:
Ground floor: - Staircase not in the middle, otherwise the hallway is too wide - Kitchen facing west, to still have light there in the evening - Living room facing southwest – should be clear - Utility room & WC as far away from the living room as possible for noise reasons
Upper floor: - Offices large and sunny, to theoretically be usable as children’s rooms; Corona has shown that home office maybe should not take place in the 7 sqm storage room; (maybe put a fitness machine in there) - Bedroom not facing south, otherwise too hot;
Even if some forum users assume otherwise, we have already thought about orientation and layout and considered our requirements. The execution is not perfect and can be improved – no question, that is why we are here. We have also followed similar threads in the forum, where similar solutions were found.

In the example, of course, the utility room is missing on the ground floor because we do not plan a basement, but the upper floor is fundamentally similarly designed.
