Ground floor planning for eating/cooking/living

Unfortunately, we cannot create another access to the upper floor later due to local regulations; we have to plan that now. If we wanted to create another access later, it would not be accepted/approved. Inside, we are free.

Hello kpt09: yes I know, sorry. After searching for 10 minutes I couldn't find the thread from back then anymore and then opened a new one, sorry again for that. As written, we cannot do the access any other way due to local regulations. Inside we are free. However, I don't actually want to miss out on the possibility of later division, the children are all already in school, so it is foreseeable that in 10-12 years we will no longer need the whole house.

Then create a generous entrance area. Move the stairs to the back. Small guest toilet on the ground floor. No separate entrance to the "apartment" downstairs. Then a nice floor plan downstairs is also possible. Then you just have to live with total mess for 10-12 years. When the children move out, everything will be sold and a house (or apartment) suitable for your age will be sought. Oh yes, are you absolutely sure that in 10-12 years all the children will move out immediately? What about vocational training or university? Even if only one child stays longer, you will have the problem for longer. Maybe it will be 20 years?

Not even over the outbuilding on the right?

I still have something in mind regarding monument protection.

How long did the children continue to use their space during their training or afterwards? Living at home is still a pragmatic way to save some money as start-up capital or as a guest room for visits from parents.
Maybe one of your children will move in with a larger family and you make yourselves comfortable under the roof without trampling above your heads.
Do you want strangers as tenants in a house?

I would plan for now.

Hello Nordanney, moving the stairs to the back and having a more generous entrance area sounds like a good idea, it also provides corresponding storage space in the entrance area. I will certainly take a look at that. However, the problem with the square dining/cooking/living area remains. No one really knows what will happen in 10 years, you are probably right that I better build for now, the rest will be seen when the time comes. The situation remains that the front door, outer walls, and windows are given, or we start again completely fresh (although door and outer walls would still be given).

Which option do you like better? Why can no window be changed anymore? Is the new building already underway? In the southeast such a large window with fixed glazing and only one door.
