I find the ground floor really cool, if it weren't for the stairs to the utility basement again. The entrance area could use more daylight than the door can provide. I would move the office door further to the left on the plan and not centered. If a door is added next to the panoramic window, a garden access there would also be an advantage. I find all the sections on the upper floor bad (orientation of the children's rooms, balcony/roof terrace, and the access or outdoor connections of the personal rooms, child 2 without, few closet meters). Is the fireplace placement on the pitched roof approved by the architect?

Almost all of your points are justified and we have seen them too. We just had to bite the bullet from time to time. The door to the office is as far right on the plan because we are planning a door to the living room: What exactly do you mean by the accesses to the private rooms? We couldn’t make it any other way. Fireplace: You ask because the chimney comes out on the eaves side and doesn’t look very good there? The architect sees no visual problems there. Although we fear that in reality it might not look that great after all.. However, we can’t think of any other solution or we’ll just have to do without the fireplace. For a fireplace on the gable end, we could attach it to the guest room wall and rotate the living room. Result: a fireplace that only distributes its warmth in the living room. Not ideal either. Maybe you have some ideas!?

Chimney on the eaves side has the problem that an insanely tall, freestanding chimney must be built to meet the new requirements.

The door or a door combined with the living room access would be a point for me that turns the house from "cool" to "living room access could be better and I would somehow change it." The good lies in the execution of the planning, the bad in the planning itself or lack of planning.
This also applies to the staircase: I did not see that it will be a closed staircase. Another minus in my eyes. However, this relativizes the basement access.
But it's not my house. If you like it...

It was already criticized back then and said: nobody needs visitors at their window from other family members. As a teenager, that would have been a reason for me to permanently and always board up the room window. The same applies to the bedroom...
Besides, nobody needs a roof terrace if they have a garden.

Another sore point you mention. The idea with the loft door is to preserve privacy in the living room (not every postman should be able to look directly inside) and at the same time not give up the open feeling. However, I can well imagine that once the shell is completed, we'll be so blown away by the "awesome" that the loft door will be omitted ;)

Due to the statics, a closed staircase is necessary. If you look, there are load-bearing columns along the stairs.

Although it says roof terrace, there won't be one. Just a normal flat roof without access. Access is only to the balcony from the hallway or from the master bedroom. That should be okay.

Yes, I have also already read that. Is it already being applied so strictly in practice? Who actually approves the chimney or who checks in advance whether the planning complies with the current regulations?
