I really think that's too harsh coming from . Allessandro's house is very tasteful and seems deliberately designed. You can set priorities that are important to you, for example the stairs or the open space, and consciously accept disadvantages because of that. But yes, we're digressing and it would be nice to hear the OP's opinion on the floor plan suggestions.

I also like that with allesandro, but you need the space for it and that is rather limited in this project...

Hello everyone,

thank you very much for the many helpful comments and the interesting discussion on the topic of the void space

Below we have tried to summarize our view on the points of criticism:

    [*
      Neighboring buildings?
      [LIST]
      [*]Mixed, as the area is currently in transition. So there are older as well as modernized houses but also some new buildings. In the immediate vicinity there are some houses with 2 full floors, but most have 1.5 floors. From the building authority we have the verbal statement that we may build 2 full floors. The style of the surrounding houses is very different.

    [*]Staircase problematic; tripping hazard

      [*]The choice of staircase has so far been our biggest problem. We have now integrated a (to the left) winding staircase. On the ground floor the ceiling height is supposed to be 2.70-2.80 m, so that we could build over the first 3-4 steps (height each 18.3 cm) in order not to fall below the 2 m clearance height.

    [*]Slalom path utility room; omit wall; 3 doors

      [*]We acknowledge that and we would omit the wall and possibly forego the door to the cloakroom, so that the space in both the utility room and the cloakroom can be better used. A laundry chute from the master bath into the utility room would also be conceivable.

    [*]Kitchen left side empty

      [*]That is completely correct. We will move the door to the utility room further to the right in order to integrate an additional kitchen unit on the left side.

    [*]Position of the double bed restless; dressing room loses storage space

      [*]The dressing room has space for 6 m of closet, which should be more than sufficient for 2 people. In addition, we like it a bit quirky (as you may already have noticed from our design ) and not too pragmatic.

    [*]Closet niche visible from sofa

      [*]That is true, but we will probably completely restructure the arrangement of the furniture in the living area and possibly separate the closet with a sliding door. Additionally, one could also plan a wall behind the staircase.

    [*]Void space pointless; dead space under void

      [*]We see both points similarly to Alessandro and we really like the arrangement as in #21. : can you tell us the dimensions of this void? By comparison it should then become clear whether the space in our design would actually be limited.
      [*]From our point of view, not every single square centimeter has to have a practical use. Free, "unused" spaces should emphasize the overall open design. In many new buildings that we have seen live, there are no such spaces, which in our view makes it feel cramped and uncomfortable.

    [*]Day toilet and cloakroom are narrow corridors

      [*]We don't quite understand what is meant by this. The WC, for example, has dimensions of 1.50 x 1.80. If one also omits the door from the cloakroom to the utility room, the cloakroom area could definitely be better utilized.

    [*]Storage room too narrow

      [*]Admittedly quite small, but it is only meant for suitcases and possibly a vacuum cleaner.

    [*]Entrance hall not sensibly usable

      [*]What use is the entrance hall supposed to have?



Based on the comments, we have revised our design. Unfortunately, the program we used does not offer a function for proper dimensioning. However, you can use the tiles (60x60) as a reference.

If there is enough space, I would at least provide a shower on the ground floor, since eventually the child will become a teenager and might live in the study. Upstairs, I don't see a window that could give the hallway nice daylight. The discussed area around the open space, that is dining/living, feels inappropriate to me. Surely not every centimeter has to be meaningful, but I find defined zones/areas pleasant. You could never use this room otherwise, since it is a leftover space and doesn't seem to have been consciously created that way. Otherwise, everything looks nice. You may like the open space in this size or not, but recently I saw something similar where they had nicely designed this area upstairs as an open space with windows, armchairs..., next to the living room another "communication/chill corner" for bean bags, TV, reading, relaxing...

That can be done, but beware of the reverse conclusion that wasted square centimeters create an openness appeal. You just write them on by hand.
