So, I tried to depict the current state and drew in the planned extension.
The existing building was once a summer house and was gradually expanded by the former owner. Much of it is self-made, which makes remodeling difficult.
Originally, an additional floor was planned, but due to structural requirements, this would be very complex to impossible.
Hence the extension. The beautifully matured and lovingly designed garden is mainly in front of the house and quite visible from the side where the extension is to be built. So the extension would also give us a bit of privacy.
We came up with what we think is a ;) pretty good layout for the existing building, which doesn't interfere too much with the load-bearing walls and hopefully is feasible. The children’s rooms and our bedroom would find space there.
There is also a bathroom, which is very cramped and in need of modernization, so we need an additional one.
My current kitchen is about 2.70 x 3.50 in a U-shape as a separate room and actually pretty perfect in size, you are right, that could get tight...

I would like the kitchen and living area facing the garden, since especially the children practically live there on warm days, hence the idea to move these into the extension.

I have to imagine the whole thing on the property: rotated about 110° to the right?

The entrance should be in the corridor of the new extension?

And how should the layout in the old building be in the future? What are your plans for the conservatory? How should all the rooms in the old building be accessed?

It’s always annoying when all the information comes in bit by bit. When you have everything together, it’s best to combine everything in ONE post, ideally all floor plans, site plans, etc. in a uniform orientation, etc.

Then I will try to compile everything and present it more uniformly. It’s not so easy, we have hardly any documents and my drawings are somewhat amateurish ;)

In principle, I would aim for a division into "private" and "public": so all bedrooms, bathroom, dressing room, storage space in one building, living room, kitchen dining, small WC, possibly small storage in the other building.

The old building has about 80 sqm, the extension will have about 54 sqm. I assume these are all external dimensions, so the actual space will be less due to wall thickness.

Now I would basically consider: Do you need an office? Guest room? Combined office/guest room? I would put that in the "public" part.
2 children's rooms? Or is more offspring planned? Or should there be a large room for both?
Where is the building technology? Is there a basement???

I would basically define it like that.

Is the extension, as it is currently planned, your wish or do you already have a building permit? So can the "outer shell" still be changed if necessary? (then I would, for example, not make such a narrow entrance corridor, but give it a bit more space than just enough for the door to be opened)

Hello ,

this is roughly how we imagined it too, bedrooms in the existing building and "living and working" in the extension.

Our architect has submitted a preliminary building application, and the construction of an extension was positively received.
So basically everything is still possible :)
