Yes, great. It is always very helpful to include the site plan here. However, a site plan in its entirety counts (legend and drawing). It is required by the questionnaire and I requested it in #6. Nothing came of it. Then you look at the draft, ask where you are putting the 5 parking spaces, and you give no response.

Because no one here has the desire or time to seriously discuss every pipe dream, castle in the air, or simulation house. You would not be the first. And sorry: regarding the budget, I just say: Welcome to 2024!
You are also asked other questions that you simply do not answer. I ask about supply and disposal, about the parking spaces, and you do not respond. People discuss here, and if the OP does not participate, comes with false information, keeps scarce or silent, then the discussion is simply not right.
Whoever plans themselves should inform themselves in advance.
The basic conditions must be correct, then you go into detail!

I assume those are also for the trash?!
But again: where are the 4.5 parking spaces? If you put your shed on the boundary on each side, there isn’t much space left.
And that is why we are currently dealing with a pipe dream – living space is often planned without mandatory parking spaces.
Where is the accessibility?
Where is the technical room?

Sorry for the confusion,
The garage with storage room will be removed. Instead, a tool shed will be added on each side of the house, there were plan changes here.
For W1, the plan is to divide the "technical" room and use the front area as a storage room and the rear as a technical room. Here is the sketch.





Correct, in the current plan it is intended that laundry is done in the apartment. There should be enough space for a washing machine and dryer in the bathroom. Otherwise, laundry can be hung on the balcony. The building services are located in the ground floor "technical" room (multi-utility connection, district heating station, meter cabinet, etc.). Bicycle parking spaces will be provided with the tool shed.
The apartment on the ground floor is barrier-free. One barrier-free apartment is sufficient for a 3-family house.


Thanks for these hints, it makes sense to expand the shower WC to 2 m wide. The loss for the adjacent rooms is negligible. Is 2 m sufficient?
Regarding the bedroom, I agree with you. Here I either have to reposition the window or place the bed against the wall to the shower WC.



Also a good point, the goal was to avoid windows on the street side, because parking spaces will partly be there as well. Which rooms can be best placed on the street side?





It was once intended to move in myself, but that is off the table. Therefore, the garage is removed. What do you mean by "round shelf"?

Straight into the bin. So what is the definition of the eaves height in the development plan? If there isn’t one explicitly, you can’t build as desired anyway. Do you have to raise points 3 times before you respond?

Regarding the floor plans: Means: Not effective housing construction! Many square meters for little use: no usable hallway, no built-in closet or niche for coat storage, arbitrary location of wet rooms as well as supply and disposal, too wide living space, missing room, no family-friendliness. No, it is not! Is this supposed to be a joke? Will the technical facilities be bricked in during shell construction and never accessed again? Sorry, but isn't that where you start in house planning? The trash can!

Show a design with the necessary parking spaces, then we'll see further.

Hello, yes. A multi-family house is permitted. The parking spaces will be arranged like this (see sketch).

To my understanding, this is allowed. Of course, it still needs approval.

Yes, that’s a good point. I am considering separating the kitchen spatially on the ground floor and upper floor. For that, the children’s room would have to move over to the side of the shower-WC and the kitchen would move into the freed-up area.

I don't know why I constantly have to answer things that have nothing to do with my problem. Be sure that our planning complies 100% with the specifications of the development plan.
