I also see it there, but with a window. Guest WC with 8 sqm is somewhat oversized, of course, it can also be used for laundry. The window should not be above the washbasin, Children’s room should not have to look onto a car. You should inform yourself about that. You want to be a landlord after all. That may belong to the basic knowledge. A little passion would do that quite well.

Where do you see that? I suspect a text with 5,xx sqm there and that's also what it looks like. Unfortunately, you can't really decipher anything properly on the plan again. And it would be helpful for one or the other room to at least know something like 1.2x4 m or so. And then I miss a bit of space for routing wastewater pipes, etc. up and down (to other floors).

Here I am referring to the draft from the OP because he is planning himself. But I feel like I'm out here anyway because I don't see that the OP submits to the fact of a rental apartment. For me, this is more of a mix, planning for oneself with the ulterior motive of generating as many sqm as possible for renting. The guidelines or responsibility regarding renting are missing here.

Oops ... I had overlooked that the last version was from hanghaus. But I also don't see accessibility in the apartment, since the bathrooms can only be entered through the stub corridors. And as I said, you have to consider it as a whole because of supply shafts, pipe shafts, etc. Especially electrical work, when I think of the multi-family house I live in, a lot of things come together up to the HAR.

Well, you ask me about accessibility, omit our note about the technical room a few times, then at the beginning I also addressed the supply and wastewater lines as well as providers, which also found no response. You talk about a "noisy hallway" when it comes to a coherent location of the technical room. But you plan the prominent hallway in the apartments themselves, which could visually already be assigned to the living area. I have also mentioned window placement relative to parking spaces more than once. I think when you read that, it has to trigger something in the questioner and not ignorance, but thoughts like "how do you do it," "what would be tolerable" towards avoiding it. In my opinion, you underestimate your role when you plan a multi-family house "just like that" without meticulously studying regulations.
