Because it’s about basics. You come with a design where no parking spaces are marked, but a double garage instead. You come with a technical room that can’t be one. But now to the facts: The plot is 523 sqm in size with a floor area ratio of 0.4. That allows you to build almost 210 sqm. Additionally, according to § 19 para. 4 of the Federal Land Utilization Ordinance, unless otherwise specified in the development plan, you may exceed the floor area ratio by up to 50% for ancillary facilities. Your house has about 180 sqm as ground area (incl. terrace). You therefore have about 30 sqm real sqm left, plus 105 sqm (50% of 209 sqm), so a total of 135 sqm for driveways and parking spaces as well as other ancillary facilities (here a shed for equipment, bicycles, and strollers). Your plot is 19 meters wide. So if you want to designate a parking space with 6 meters depth (6x3 parking space corresponds to a parking space in a comfort version suitable for the house and apartment, we’ll disregard width for now), you need 7-8 meters in front of the house. Because you still have to get from the car parking space at the boundary to the house entrance without leaving the plot. And the bumper should not protrude onto the sidewalk. Also, you don’t park right next to the house base and barrier-free access with at least 1.5 parking spaces must be ensured. Then you are at 19 x 7 (at first the minimal version) already at 133 sqm. Then two parking spaces on the side add up to a total of 169 sqm. And then come the sheds and paths to the shed: shed floor area 2 x 6 sqm with one meter distance/access path to the parking space makes roughly 151 sqm. That is already over the permitted measure. Your drawn parking spaces: Ground floor (barrier-free) faces a parking space that cannot be barrier-free. It faces someone else’s vehicle. The sheds cover the windows of the ground floor apartment. And yes: trapped parking spaces are only allowed under certain circumstances. Let’s assume that half a parking space may also be a trapped parking space, but your surface usage reaches by far the peak. §19 para. 4 of the Federal Land Utilization Ordinance is already very lenient, but exceeding even this area is probably not approvable. In total, including the missing technical room, where one can approach the technology: round storage -> new The question that arises: does one have the claim, for a comfort apartment, to accommodate the four family bicycles plus another 8 bicycles in a 6 sqm shed?

It depends on the municipality's parking space regulations, so check again precisely whether this is possible. Because as a rule, it really doesn't work with enclosed parking spaces, at least not with those that are mandatory.

My suggestion.



Technology for district heating is, in my opinion, not really necessary.

but a 150 cm wide small hose could also be tight. I also find parking spaces better this way, but the devices will probably also include the bicycles, and there should still be some kind of aisle to the street, otherwise you probably can't get the bicycles out properly. I also don't quite understand why it has to be this minimal bay window.

Isn't there an electrical connection with a distribution box, water connection, etc., from where the apartments are then supplied separately? Yesterday I tried this version. Carports only about 5 meters or so, house slightly shifted backward. I don't find the floor plan very successful, but effective utilization despite a long corridor, two service shafts between guest toilet and WC (top left) as well as kitchen and bathroom (bottom of the plan). Shift everything a bit, move the shed forward... maybe then you get below the floor area ratio limit.
