Nothing without knowing the property.

Mediocre, the upper floor suffers from the botched ground floor (technical room).

So W1 has no storage room.


There is basically no separate area for technology, washing machine, and bicycles yet. Is there a structural engineer involved or is this an amateur plan?
The construction is in Hesse? Then I refer to the HBO, which also states that a residential unit has to be planned barrier-free.
That is not the case here and can only apply to W1, as no elevator is planned.

When I look at the shower toilet, the RBM is 173 cm wide. An 80 cm shower fits in there if there is a toilet next to it.
In a family floor plan, a 3-meter wardrobe should also fit in the bedroom. Could be on the outside wall, which the owner wants to avoid due to mold. And then the bed would have to go under the window.

Regarding the visual impression: a setback floor naturally always makes more of an impression than a gable roof. It looks more modern.
Nevertheless, I find the front facade completely failed. With only one bathroom window, the inviting look is not achieved.
An architect pays attention to an appealing appearance. But here this is omitted?!


The question to you remains for whom the double garage is supposed to be. It can only be that you want to live out your wish here and have a house paid for by rent. Only then does it make sense if you say that you do not like the terrace access on the ground floor.
That one wants to make their property as profitable as possible in which one wants to live is allowed. But here it is not professionally planned, so that one actually has to mention the round shelf.

There is no neighboring development yet, as this is a new development area. However, most houses tend to be oriented to the south with balcony/terrace.

Regarding the design:
I find the open plan poorly zoned with over 5 meters width and the window locations. The best is still the ground floor, but if the target group is 2 adults plus a child, once used as an office, then a better zoned L-room would be better, where a nice L-shaped kitchen also barely takes up space. In apartments below penthouse level in size and intended to be family-friendly, you usually prefer a somewhat separate kitchen.
For that, the hallway for an apartment is quite spacious, but the apartment does not show its best side when you enter.
Regarding the room and balcony arrangement, I see potential throughout. It is really not well thought out. It seems the design is initially only to test whether apartments are suitable and how many sqm can be obtained.
Also with regard to ventilation/drainpipe/pipe routes, these are very dispersed here or not drawn at all.
Interesting here is also the discharge and supply of the penthouse floor.
The storage rooms are quite narrow. I also had that in my apartment as a basement substitute. It was bad for storage because the corridor must be kept clear.
Is the garage for the ground floor? Do you want to live there yourself?
Where do you intend to store bicycles and garden supplies?

Thanks for your feedback. Unfortunately, I do not know what a “zoning L-room” is, do you have an example? The goal is an apartment for families with up to 2 children. We have separate kitchens in the attic. It is certainly also an option on the ground and upper floors.
Regarding the hallway, I am also not happy; I couldn’t find a better solution in the ground floor and upper floor with 4 bedrooms with bathrooms.

What do you mean by discharge and supply of the penthouse floor? The penthouse floor must be set back 1 meter from the upper floor except in the stairwell area.

The garage will not be built; instead, a kind of “shed” will be built on each side of the house for bicycles and garden tools.
We will probably not move in ourselves, but you never know.

That has to be done somewhere at the lower apartments. You "yourself" haven’t thought about any technology at all. Probably that is also why the calculation is – let’s call it "cumbersome". Nothing is smooth at all. You can only get the 4.5 parking spaces with great difficulty at the front side. Is a multi-family house even allowed? I checked again: the other one at least had an idea that it would cost him almost a million. Unfortunately, my sentence was apparently deleted in this regard. I only deleted my planning for the multi-family house three days ago. A room that organizes itself by functions so that one still has privacy within their own four walls and does not disturb each other. So if you plan a household with children, an open design room is counterproductive because you like to hide the kitchen, for example, around a corner so that another resident also gets their peace. Watching sports plays poorly in parallel with raising children or making baby food. And you also want to receive and entertain guests separately without the partner having to hide behind headphones on the couch. That’s why you plan around a corner, at least that is one method. That brings us back to the utility room and the parking spaces. As I said, I don’t see that. I see no office for home office, no cloakroom niche; all that makes a multi-level apartment. A 15 sqm children’s room is nice-to-have for a single-family house, but for multipurpose rooms you have to think differently. You or the civil engineer?

So, something was deleted again: the feces from the [Staffel] must be routed through the lower apartments as well as the sewage water. Regarding this, supply lines are not marked.

Price-wise, I agree with my predecessors. Completely missing is a site plan with the layout of the 5 parking spaces.


And for this, elevations and sections should be included.
