Yes, agreed, it's not a plus, but there is still a window at the staircase, so it shouldn't be too dark again, and 1.30 m is not that narrow after all.
Have you ever stood in such a hallway? You might accept that in an apartment building because it's often not possible otherwise, but not in a new single-family house. And no, the window at the stairs won't let in enough light; you'll have to have artificial light on all day.
And yes, 1.3 meters is narrow. Every coming and going situation will turn into a conga line with a bottleneck.
Could be, the balcony door can open outward. The middle part could easily fit a sideboard or the rowing machine, and it gives a bit of air/space overall, we like it :)
Kitchen not next to the terrace is worse
In the picture it was a folding door, but that’s not the point. You can hardly walk around the table. It’s cramped. It doesn't help that the rowing machine has space there.
I would always plan kitchen/terrace adjacent in a new build. I wouldn't want to walk that path for every glass or forgotten fork.
Unless it's a 12mm drywall, the noise will probably be limited, the upper room is "odd" in shape but I don't see any reason why it shouldn't work as a study/guest room; not every room has to be boring and square.
Of course, that’s subjective, but you will hear the dishwasher noise. Also here, I wouldn't plan it like that in a new build.
And no, rooms don’t have to be square, but also not a corridor.
Sorry, I like some of the ideas, but you can clearly see that the floor plan is from an inexperienced amateur. A professional planner would be a good idea here. And without a drawing template.
