Google "schwalbenflug IV grosserlach Bebauungsplan" The property is already developed, towards the street (north) there is a slight embankment (west side rather 75 cm, east side rather more because the street rises), from there it is visually flat with a slight slope, about 1 meter north > south I would say within the building area. We have been on site many times. Because with a square shape with a pitched roof and 25-degree slope, a lot of "space" and "height" is only under the attic/roof slope or I have to go to 1.5 stories. I have also already worked out this variant, but it is not a favorite nor am I satisfied enough with it to want to present it here. A side entrance has the advantage that the house can be placed a little lower and still be without steps. By the way, I have realistically modeled the terrain course in the drawing program.

I'll throw the budget question into the room again. What exactly should be included in the 600k? Garage too? Would the budget be extendable? The longer I look at it… This balcony construction with roof overhang and side walls isn’t free either… the structural engineer will probably have fun with that ;)

We are currently living in a paid-off property, which is said to be worth 650K according to the bank. The idea was to sell it and use the money to build the hut. We can certainly finance some more, but we want to avoid this if possible; everything must be done with the money, and we have already noticed that this will be tight, which is also our biggest problem. If the costs actually turn out to be much higher, we have to change the concept.

Well, these are not the worst conditions at a bank, without knowing the rest. Whether you want that is of course up to you. Just want to say it makes little sense to discuss a floor plan before it has been scaled down to fit the budget. There is certainly enough potential to save.

Uff where do you start. I like the house from the outside. You need external shading, otherwise you can only use it 5 months a year. The budget will not be enough. I do not like the floor plan at all. I don't like enclosed staircases. It feels like a multi-family house. Missing cloakroom, too small utility room, bedroom only partially senior-friendly, bathroom too (although worse ones have been presented here). The freezer fits in the pantry. Upstairs the chill area is a nice term for the rest. Also very enclosed but the bathroom for the children is a guest bathroom, toilet for the home office, possibly a family bathroom for everyone. No bathtub in the house. Due to the connected living areas you have a lot of unused space. The area in front of the bedroom/kitchen on the ground floor is only a hallway.

At first glance, I also find it at least appealing as a basis and the idea of having a place for Grandma/Grandpa sympathetic. 60sqm of open space are not exactly that much, and yet you waste quite a bit of space in the access area, which also leads to the bedroom. I believe that understandably here too, the egg-laying wool-milk-sow is still being sought, which everyone initially is looking for. You want to be prepared for all eventualities, but as a result, current priorities often lose quality. "Barrier-free" costs a lot of money and living space, and in the end, you really don't know whether such an impairment will occur, which is covered by your planned construction measure. Therefore, I would build for NOW and simply provide a few pipes etc. structurally in advance. I find a bedroom so centrally next to the kitchen inappropriate; I prefer it when it is "protected," I would rather see the chill room there (which can later be used differently....children, grandpa, crocheting, model trains....) Grandpa/Grandma can also live upstairs (we had that with us), if you can no longer go up the house stairs, you are already very limited and have a limited range of motion; Grandma/Grandpa will also feel comfortable upstairs with a small balcony and proximity to the family, I do not see a house stairway as an insurmountable problem, I like the separated stairwell less. The utility room is very tight, the washing machine should fit in, then technology....tight squeeze.
