I actually find the second one (without walk-in closet) better as a floor plan. What bothers me is the living room being on display, while you have to go around the corner for the kitchen. For me, the living area is a retreat space as much as possible.
I find the WC very small.
I don’t understand why the study is smaller due to that recess in the wall than it would need to be.
I see no possibility for a wardrobe that deserves the name.
Bathroom small (does a tub fit in there?) with a small window.
As I said, overall I find everything very cramped. But there is comparatively a lot of empty space in the middle of the house.

Since the character length seems to be limited when creating a post or this is simply a user error on my part, I could not provide the completed questionnaire based on our almost 3 pages of requirements and explanations - uploading as a PDF unfortunately did not work due to the file format ... anyway, here comes the questionnaire:

Zoning Plan/Restrictions
1206 sqm
The south side (garden) is about 2-3m higher than the north side (street)
The building project must comply with §34 BauG (therefore also the 5m distance to the street), so no zoning plan
Garage with 2 parking spaces and storage room
Carport with 1 parking space next to the single-family house
Bungalow with expansion reserve in the roof (therefore preferably a fixed staircase/space-saving staircase instead of an attic hatch)
Gable roof 25-36 degrees
Long building side facing south and north

Requirements of the builders
House type

    [*
Bungalow (including traffic areas approximately 140 m2 required, see description below)
      [*]Built barrier-free
[*]Door 90 cm, except guest WC (70 cm) and possibly also study (80 cm)
[*]Gable roof with 25-36 degrees (price dependent with or without knee wall)

      [*]Interior plaster: quality level Q4
[*]Corresponding thermal and sound insulation in exterior and interior walls, floor slab, ceiling, roof, windows, etc. (info about exterior wall construction, interior walls and stones used as well as floor slab)
[*]To supply ancillary buildings and garden, corresponding empty conduits through the floor slab in the utility room/HTR must be considered
[*]Energy efficiency price dependent: from energy-plus house, zero energy house, to low energy house KfW40+ to KfW40 efficiency house

    Rooms

[*]Open kitchen, dining and living room area (kitchen and dining area adjacent; dining/living room at least 35 sqm, kitchen at least 9 sqm)

[*]Bedroom (not on the north side facing main street, at least 12 sqm)
[*]Children’s/teen room (at least 16 sqm)
[*]Main bathroom with shower only (at least 9 sqm), tile backsplash generally up to approx. 130 cm / in shower area up to approx. 230 cm high, a tiled recessed shelf niche to be built into the wall in the shower area - approx. H30cm x W60cm x D15cm
      [*]Guest WC (2 sqm)
[*]Study (tax deductible, means enclosed room, no walk-through room, 8 sqm)
[*]The rooms should be "decoupled" from each other, meaning sensible room arrangement due to noise, e.g., children’s room not directly next to parents’ bedroom and none directly next to utility room/HTR
[*]Closets “built-in” (built-in closet) in the hallway etc. to provide additional benefits in the traffic area next to room access in the form of storage/dressing, etc.
      [*]Built-in wardrobe at the entrance
[*]Door placement in rooms, if possible always so that a closet can be placed behind it - about 70 cm distance between wall and door frame

[*]South terrace accessible via dining/living area (lift-and-slide door to garden (no folding door))
[*]East terrace accessible via kitchen/dining area
      [*]Preparation for air conditioning

House design
The “own floor plan ideas” are our “amateur further developments” of the attached floor plans from property developers, so
Do-it-Yourself
What do you particularly like?
Open kitchen, dining-living area and dirty entrance via utility room/HTR
Why?
Homely and practical
What do you not like?
Right part of the hallway, study and main bathroom
Why?
Traffic area vs. room usage
Price estimate according to architect/planner:
Unknown, if someone ventures an estimate for 15x12 external dimension. Usually calculated at 2+++ €/sqm.
Personal price limit for house including equipment: under or low 300T€ would be good
Preferred heating technology:
Photovoltaics and power storage, seemingly sensible to have a heatable hot water storage, heat pumps don’t seem to be ideal to me – but I am open to persuasion

If you have to do without, which details/expansions
-you can do without: walk-in closet, guest room, storage room, pantry
-you cannot do without: study, children’s room, guest WC are mandatory, so besides master bedroom, kitchen, bathroom and HTR/utility room, the number of rooms for a bungalow (unfortunately) is already quite high

Why is the design as it is now? e.g.
A mix of many examples from various magazines...
What makes it particularly good or bad in your eyes?
Left part with utility room/HTR, kitchen, dining and living area is liked

What is the most important/basic question about the floor plan summarized in 130 characters?
How can the floor plan be smaller in sqm while still implementing the room offer?

The north side (street) of the plot is about 2/3 of the total area lower than the south side (garden). The floor plans and the ideas for them are always designed so that the living room faces south and the front door faces north.

Soil report and height survey of the plot are still pending. Own measurement with laser measuring device including level showed a height difference of about 2.5m descending from south to north.

Gable roof, open ridge in the living/dining room would be great – but will probably fall victim to the budget cuts and would probably be easier to solve with a double shed roof if the SOUTH roof half is the lower one. As written in the questionnaire, a concrete ceiling with insulation would be preferred.

I would orient the open gable of the pitched roof to the south, onto the own property and not towards the neighbors. In summer, sun protection is necessary, but otherwise there is wonderfully plenty of light in the room. For example, our view from the open kitchen to the south

That looks very beautiful. Unfortunately, orienting the gable to the south would cost us a similarly south-facing roof surface for the photovoltaic system like a corner bungalow with the gable facing south and would also cause shading again ... with an open ridge, i.e. a view of the "roof rafters" and a large window front, we would be content ;)

Requirements are more about your needs, not the construction company’s scope of work description.
I thought we were supposed to say something about the floor plan? For that, we would need to know something about you.
You write so much, no one reads that. When scrolling, it becomes apparent that you haven’t even said anything about yourselves yet :(
