Sorry, following the instructions this morning is a bit much.
I’m attaching the site plan again because not many people can read PDFs:



Regarding your enclosed terrace: It will be a dark, uncomfortable hole. At first glance, the caveman thinks, oh great, a cave. But that quickly passes when the family realizes that sunbathing in the sun is much nicer.

I didn’t mean moving the entrance either – I was just thinking of a different stair option.

Oh, thanks for the quick response Katja, I have the [bucklige Verwandtschaft] here now, so have fun. My answers will take a little longer now. Regarding the uncomfortable hole, it's only about 3m being enclosed, so I actually thought it wouldn't block that much light.

And where would the cloakroom be? You use the whole hallway around the stairs, which is not practical.
...
I find the kitchen awkwardly long and therefore not practical.
LR: Sofa is arranged in a cramped way.

Regarding the hallway, utility room, and bathroom, I agree with Katja.

Regarding the bathroom: since part of the bathroom is above the entrance, you have to be very precise and set the wastewater pipes accordingly. They also have to be in the house on the ground floor. They probably should not be in front of the stairs, etc. There are not many options left.
I wouldn’t want to give up the shower on the ground floor with three children.

The conservatory is located on the west side. Most of the wind comes from the west. Therefore, I would move the garage closer to the street and enclose the corner with bushes so that the wind can continue through the leaves and no corner of stagnation (is that what it’s called?) occurs.
A door to the storage room does not look good on the terrace; rather better set it out of sight around the corner.

I would shorten the kitchen, possibly have a preparation island, and behind it, as you wish, the pantry/backup kitchen. The utility room should be accessible from the front and also have wardrobe cabinets for 5 people. Count the number of your jackets and shoes for the entire year.
Position the WC with shower and window so that cabinets can also be placed.

Unfortunately, you cannot just move a staircase by half a meter.
Better to plan anew!

Hello Yvonne,

thank you very much for your detailed response and your drawing!

Unfortunately, I forgot to mention that the drawn-in furniture/kitchen is not planned by us that way. The sofa should be placed as you suggested.
The plan is a U-shaped kitchen which runs along the upper end of the house and thus leaves the U open downwards towards the utility room.
What just occurred to me, which I honestly did not measure before, is that the kitchen will actually be quite small.
The wall towards the garage is only about exactly 3m long, which is indeed quite little kitchen space in a U-shape, or am I mistaken?
If I say I want a 1.50m clearance, I come to 6.50m, of which approx. 2m is stove, sink, and refrigerator, leaving an effective work surface of 4.50m. That seems little to me. In our current rental apartment, we only have 50cm less work surface, i.e. kitchen surface.

The wardrobe would currently be under the stairs, which are designed openly.

Regarding the pipes in the upper floor bathroom, I asked our builder and he said that would not be a problem. But I will check this again just to be sure.

The note about the wind is also good, we have not thought about that yet, I should have this clarified as well, especially since the wind already blows quite strongly there.

Regarding your drawing with the kitchen, utility room, and pantry, I spoke with my wife. We don't particularly like this idea because we would like to use the full width of the house for the living area. This now creates a large square room which will also appear very small due to the small wall left of the entrance. If you omit the wall, the small separation to the "TV area" is missing.

However, the redesign of the ground floor bathroom with access to the utility room is definitely a great idea, that is exactly what I meant in my previous post to Tanja. We had received such a design from another builder.
The only downside is that, combined with the fact that we want to use the full width of the house with kitchen/living area, the utility room already becomes very small.

What would you like changed in the guest room with the 4 crosses toward the living room?
Should the wall be moved?
