The property is just under 23 x 17 m.

I just spoke with the owner again. On 17.12., the surveying and staking out were carried out. He said he will receive the documents in the next few days and will then make them available to me immediately.

By the way, the building authority was closed for me despite a phone inquiry due to the bridge days..

I will clarify that directly in the new year..

17m width at the street? That should be doable, I think. But you obviously won't have much space to the neighbors anyway. We have an elongated plot, at the front I think it is 13m wide. That will be enough for a driveway with a house, but there won't be much space left on the left and right, especially since certain distances have to be maintained if you don't want to build directly on the boundary. We have a house about 7m wide (directly on the boundary at the neighbor's wall) plus a driveway of maybe 2m and a green strip of about 3-4m. But the house is small, the driveway not wide. However, it is 60m long (narrower at the back) and we only have direct neighbors on one side.

Are the distances sufficient for you? The garden will of course also be close to the neighbors. You primarily wanted to gain distance.

23 m at the street and 17 m deep.

If everything works out as we imagine, that will fit :)

But I will of course share this here and hopefully get lots of ideas :)

The plan is to have only a small breakfast terrace at the back and a normal one at the side. The driveway would be between the houses, so there would be no contact with any garden. Everything there is already planted, you can't see anything :)

The driveway itself is only for the 6 units in the houses in the 2nd row, not a through road, a closed residential area.

The property has been surveyed.

You can also see the pink markings where the property boundary will run.

Will it then be visually separated in some way or does the buyer have to do that?

The property is located on a street that slopes a bit.

If you stand in front of the property, the house on the left is situated "lower" and the one further up on the right is built higher.

What do I do in the middle then? Do I orient myself to the houses in the back row or the neighbors? Or who decides that?

I took a few pictures today so it’s easier to understand.

And would you build what the development plan allows or try to adapt to the neighborhood in terms of the appearance of the house?

Maybe one of the mods could move this thread to [Grundstücksplanung], please :).

I would like some tips and tricks on how to best build on the property and how we can use it optimally etc.!
