Unfortunately, we are sure about the exterior dimensions and also about the dormer facing the garden. These are the outlines of the floor plan stated in the contract. The dormer facing the street would still be flexible. We have already considered a space-saving staircase for the attic and placed it in the upper floor hallway in case guests want to sleep upstairs. However, the staircase doesn't make the upper floor hallway any nicer... That's kind of you! We are very happy about suggestions.

What kind of strange contracts are these anyway, where the builders first have to set the exterior dimensions and then think about how they want to live?

It's not quite like that... we had created the floor plan and then signed the contract. Afterwards, we decided that we wanted to have access to the house from the garage. This slightly changed the utility room, extended the hallway, and the WC, which was previously between the utility room and the office, had to be moved next to the entrance to get a window.

However, with a house contract, it would indeed be more accommodating to simply work with square meters so that some changes are still possible, that is true.

We could probably also make some changes to the external dimensions, at high additional costs.

Usually, you can modify your house without additional costs as long as there are no / hardly any deviations in m² and m³ and the building application has not yet been finalized. If the documents have already been submitted, it will cost a bit. But it is worth it if it is important.

Overall, there are too many corners and projections for my taste. It looks flimsy in reality. Also, the wall at the stairs in the entrance area is in my opinion unnecessary and only takes away light and space. I particularly find it annoying, for example, that the wall at the stairs and the door swing of the living room do not align 100%. That looks restless and unattractive. If the door in the living room is in the way everywhere, take an interior sliding door.
In the upper floor also too many edges and poorly usable corners. The storage room is no bigger than a closet - nonsense.
The staircase is probably very steep with 14 risers. What floor height does it have to overcome and what are the exact dimensions of the steps?

What will go into the attic???

The recommendation here would really be to check whether a change is possible with the same area and then to revise it once again.

Good morning!
I just spoke with the construction company and asked what changes are still possible. Basically, everything is still possible, small changes at no extra cost, for larger ones the structural engineer would need to review it again and also the planning office would need to be involved again. That now depends on the change.

The question now is what a change might look like? We are stuck with the current floor plan and are still bothered by the mentioned minor issues, which, however, are probably not changeable in this draft. We could live with that unless a brilliant idea comes up for which it is worth bearing the additional costs. We would then definitely do so.
