The best view would probably be straight through the window. I am attaching a cadastral map. We have plot 64/3. The village street runs directly towards the dormer and slopes downwards to the back, so it really is a beautiful view.

Maybe that would be an approach to make it less convoluted and to bring the children to the south side. The windows on the upper floor would still need to be adjusted.

Wow, thank you very much for the effort! I really like the kitchen here. Kitchen island to walk around and it fills the one area of the L of the living area. That always bothered me before. I had already rotated the island as well, but because of the door in the old design, it was difficult until now. I need to think through the swap of the stairs and the front door a bit. I find the combination of the guest WC to the GZ successful. In the attic, it’s great that both KZ are on the south side, and I’d also like to tweak the proportions there again. Swapping AZ and the bedroom is also interesting, but my husband insists on his study in the dormer. With the new stair position in the attic, we can reconsider and see if we like it better then. A very good suggestion in a different direction!

Something we haven’t mentioned yet, but I noticed here while copying: forget it! No offense.
a) the garage is not spacious enough
b) the utility room is far too small to serve 1. technical equipment, 2. laundry room, and 3. also as a hallway.
c) it is very disadvantageous to have a dirt-through passage where laundry is also being done.

Our daughter, who bought a spacious house including a basement 3 years ago, but with a separate utility room of about 6 sqm (3 x 2) on the ground floor with outside access, recently told me that she is completely dissatisfied with the situation. Laundry is done in the utility room, which also serves as a pantry and, with two small children, as a direct access from the carport. It’s practical that dirty shoes can stay there and the hallway stays clean. But it doesn’t work together with laundry. Unfortunately, they need a lifting station for the basement. She’s constantly thinking about how she can still change it...
And somewhere here I once posted our 8.5 sqm utility room, how much stuff is standing around there. Although sorted and organized, we gratefully wash separately upstairs on an additional 3.5 sqm. And there are only two of us...!

Now my suggestion: I adapted the ground floor after yours, but nothing worked in the upper floor. Therefore, the stairs were rotated.
Unfortunately, in the second with upper floor a small children’s hallway has been created, also not everything is 100% perfect, but there are quite a few advantages.
I didn’t adjust the exterior wall thickness, but the interior dimensions are correct!

I slightly reduced the dormer in the west, moved the garage a bit further back. Kitchen island is 2.40 meters long, kitchen to the terrace, table 100 x 200. A TV area has been created, utility/frozen storage on the ground floor just under 9 sqm. AB is the cloakroom. I was too lazy for windows in the north.
The stairs to the attic are above the main stairs, and the window space is secured. The wardrobe is 3 meters, the kids’ one 1.50 meters.
Maybe this is an inspiration.

Good morning and many thanks! I can immediately relate to the 3D images! Yes, the access to the garage... we are really struggling with that because we would like to have it. Our first draft was very similar to your layout on the ground floor. The proportions for the utility room are more harmonious if the WC moves next to the entrance area. But I'm still not sure if we can give up the access... Theoretically, this area could also remain if the stairs in the hallway are changed. We will reflect on it again. The staircase options with the gallery on the upper floor are great! I also briefly thought about an open space above the dining area, but we would rather use the room upstairs, which is why we also have the reading nook :) The children's rooms facing south and the bathroom next to the bedroom are also great, as a small housekeeping room is possible in the bathroom. We have new points to consider for the weekend, and I am already looking forward to sketching again myself with the new staircase approach!

I'm surprised that no one has said anything about the price and the price limit yet :) Roughly calculating: - 175 sqm * €3,000 = €525,000 - Additional construction costs: €50,000 - Carport: €15,000 - Furniture/kitchen, etc.: €30,000 I come to €620,000 without exterior work. What surprises me most is that there is no buffer with the OP and the architect's costs; where we know that they can do a lot but not cost calculation; the OP's upper limit is...
