I don't know what the GU/GÜ offer looks like for houses for families with four children, but I would rather see you with an architect. Therefore, in this case, I would "bury" the draft and further define your requirements regarding daily routine, needed storage space, room list, effect of the rooms, etc., and start looking for an architect. Is the budget actually with or without the plot?

You do not have the property yet. But have you already had plans made by the architect?

Are the plans from the architect? What did you pay for that?

No, I didn't mean that either. No, that's not allowed either. I have a similar design to your house at home... I'll experiment with it later.

From the associated dwg file, I get about 11.9 x 12.5, but the property boundaries are not perpendicular to each other, so the full 11.9 are not available, rather about 11.6 m. Regarding plot no. 12: True, the building envelope is easier to develop and also cheaper. Why did we still decide on no. 11? A few months ago, we thought we liked it better before considering the buildability...

No, we are not yet owners of the property but have had a right of first refusal since 01/21. The transfer of ownership only takes place when the design has been "approved" by the project development company according to the "design guidelines" for this building area. Then the building application can be submitted and the property purchase can be notarized. The planning with the architect did not work particularly well; we probably did not fit together and therefore stopped it early. The plans I posted in the forum are 0% from the architect, but merely my own amateur attempt....

Thank you for your opinion! You are probably right with your assessment regarding the flexibility of GU/GÜ for a family with four children. At least you don't find that on catalog page 17... The architect is not dead yet either, we just need a different one... The budget refers to the house.
