Floor plan detached house, 2 full floors and a recessed floor

I roughly calculated the floor area. Including the basement, you come to about 350 sqm. At 700k, that makes just 2,000€/sqm. I consider this clearly insufficient for the obviously desired standard. Calculate with 2,500€/sqm. Then you’re at 875k. I would see this price ONLY for the house as realistic. Then add incidental construction costs and so on.KG.

Is it also appropriate to calculate with 2,500 EUR/sqm for a basement intended for use, or can you get by with less? Incidental construction costs, the tedious topic... I had additionally budgeted that on top for the mentioned budget. I suspect that your cost estimate is based on experience and is therefore clearly superior to my "rough" calculation and thus more realistic. Thanks for the bitter pill! You may have a point with the living room. Walls in the basement are only drawn pro forma, without any claim to meaningfulness...

Friends of mine had a small extra living room for the five children. But also almost 200 sqm on the ground floor.

I also tend to prefer separate kitchen and living room or at least a sliding door to separate them.

You’re probably right with your assessment regarding the flexibility of general contractors/contractors for a family with four children. At least you don’t find that on catalog page 17

You know, there are also “good” contractors who work like an architect but still offer everything from a single source and a confirmed fixed price. You could inquire at a company from Marl whose name starts like the vehicle registration code in Sprockhövel. They don’t have a catalog, and basically they operate rather in the mid/upper (not luxury) segment.
