I roughly calculated the floor area. Including the basement, you come to about 350 sqm. With 700k, that makes just 2,000€/sqm. I consider that by far not sufficient for the obviously desired standard. Calculate with 2,500€/sqm. Then you are at 875k. I would see this price ONLY for the house as realistic. In addition, there are ancillary construction costs and Co.KG.

I would shrink the house a bit. For example, remove the guest room downstairs. Instead, have a decent wardrobe. Possibly a different staircase. Reduce the hallway on the first floor, remove the second bathroom. I am torn about the basement. It is only storage space and very expensive for that. However, with 6 people, it adds up.

I can understand the idea of downsizing. It will probably inevitably come down to that in the end when the offers from the general contractor / construction manager are available... Do you have a fixed idea regarding "different staircase" that you can pull out of your sleeve, which is easier to integrate? Regards
