No, but a brick wall is rarely exactly as planned. 1-2 cm can easily happen. Then maybe not exactly at a right angle and the plasterer has to compensate 2cm more in the corner. But you’ll miss that later. Many wardrobes are not only 3m but a few centimeters more because of the frame and so on. Then you still have to assemble the thing or push it into the gap. You should also consider that.



You have to like it. I think I don’t like that it looks as if the bedroom has a hallway. I don’t really know either. I look at it and don’t like it. But it might be subjective. The advantage of the swap would be to integrate the hallway more into the dressing room with some creativity or to separate the bedroom and mainly have simpler pipe routing because the bathroom would then be above the office and thus above the building technology. (If I have it right in my head).

You can skip that with this layout. In my opinion, it is not necessary.

The partition wall is way too long. I would stick to the 1/3 2/3 rule.

You can skip it if you plan the windows accordingly. Apparently, air conditioning is offset by the KfW...

I consider that the only sensible thing.

The drainage will then be visible in the hallway. Probably to the right of the entrance door on the office wall. It can definitely be done better, but to be honest, I find the bathroom a bit of a disaster. I wouldn’t want it.

At least 3.15... measure the wall everywhere after masonry. After subtracting plaster and baseboards, only a few centimeters remain for furnishing... Baseboards can be removed if necessary. But I don’t like the parents’ area that much either.

Move the bathroom wall without fail. I have exactly the situation with 2.61 m clear ceiling height as shown in the picture by . You can get used to it. But with 13 cm less height and 5 cm more body size, you run into the ceiling. Don’t let the program convince you of any mistakes. An architect wouldn’t plan something like that. Leave the L staircase without a landing. Or at least move the wall in the bathroom.

Ok, the staircase/bathroom wall topic will definitely be addressed again. I will also revisit the size of the walk-in closet. Maybe we will lean more towards the other direction (about 2.70m), so that there is enough space for the 2.50m wardrobe.

I will also take the bathroom drainage into account.

The partition wall between the living and dining areas is determined in length by the fact that on the living side we would like to place a lowboard (175m wide) with a TV and next to it the fireplace (according to the stove builder it needs about 75cm of space). The rest is just a bit of buffer so that it doesn’t feel too “cramped.” However, the passage also seems a bit too narrow to us. Therefore, we are considering pushing the partition wall more into the living area so that the transition feels a bit more open because it protrudes more into the extension.

Hello everyone,

I had a conversation with the planner today, so here is an update and the feedback.

Stairs: Everything is possible, both moving the bathroom or leaving it as is (clearance height still 2m), as well as a U-shaped staircase. We had another U-shaped staircase variant drawn on the floor plan. This provides even a bit more space upstairs and the bathroom becomes slightly larger.

Bathroom drainage: Will be planned only after the placement and planning of the bathroom (the currently drawn bathroom objects are only for size estimation and do not represent the placement in the final bathroom), but regarding drainage there will definitely be a good solution…

Parent’s wing: We moved the door a bit further toward the sleeping area so that the corridor remains more corridor-like and the parent’s area doesn’t appear as part of the corridor. Furthermore, we slightly reduced the dressing room and accept that only a 2.50m wardrobe fits. That way the window between the dressing room and the fireplace doesn’t seem so cramped. We also had a few alternatives for the dressing room window drawn.

Does the parent’s wing seem more harmonious to you now? We would actually be reluctant to swap bathroom and dressing room, unless absolutely necessary.
What do you think of the U-shaped staircase variant?
