I think I wrote something about that (the drawing shows pipes INSIDE the walls) - you don't need to write anything further about it because you should pay attention to that. We can't be your expert and comment on every sentence now. Regarding the stairs: I had preferred it before when you could see from the entrance into the dining room. I would probably also have preferred it if the stairs had the parents' bathroom on the left, the children's bathroom on the right, and used the dressing room between the bathroom and bedroom as a passage to the bedroom.

Are you satisfied with the bathroom layout? The toilet in the master bathroom is then fixed in place. You won’t be able to move it much later. And, as already predicted, it has now shifted to the other side. With a wall box in the office, right?

I currently don’t have enough time to look at it in detail.

Will there still be a small washbasin in the master bathroom?

I find the placement of the bathtub a bit strange. But maybe that’s just my taste.

Edit: Now I just got it. The wastewater pipe from the toilet makes a 90-degree bend. Well... it’s not elegant.

Why is there always a roughly marked construction site window drawn in your ground floors?

In the first post, there are no building boundaries drawn. The only requirement was 5 m to the street. In my opinion, it was still unclear whether it is at all approvable according to the development plan.

Is there already an answer from the building authority regarding the preliminary building permit?

We have now decided on the original version with the free line of sight from the entrance area to the garden. Many thanks for your advice and opinions.


Two variants were sketched, one with a front masonry box in the office and an alternative with a front masonry in the bathroom.

We don’t want a huge double washbasin or anything like that. Possibly somewhat larger than standard, but not so that the space would potentially be tight.

The development plan is very old. The neighboring plot has a similar building envelope but the house is built parallel to the street with about 5 meters distance (so also not inside the building envelope), just as we have planned ours. A non-binding preliminary inquiry showed that orientation toward the neighbors regarding a uniform streetscape and not the development plan is quite supported.

This monstrous canopy just looks oversized and blocky. With the floor-to-ceiling window and the fall protection above the WC window, this useless construction and the cluttering of the facade are emphasized even more. It reminds me of the columns that people liked to stick in front of entrances in the 80s and 90s to enhance the houses.
