I find the costs quite realistic. 260,000 for all inclusive is already pretty tight! If I estimate incidental costs of about 30,000, cautiously 35,000 for planning costs, then there are just under 200,000 left for the house. Maybe doable, but with a high risk that it will become expensive.

Please also remember that the architect tries to implement your wishes. That can sometimes mean: It costs 310,000. Or well, 260,000, but then not the dream castle...

Hello everyone,
unfortunately, I only just managed to scan the floor plans. It would be nice if you could take a look at the floor plan and give some feedback, also regarding whether you like it or what should be done differently, or about the price determined by the architect. This is just the first draft and it definitely still has potential to improve.
A brief explanation: The plot faces NE with a slope, so the evening terrace is also planned at the front. The architect’s idea with the single-story right section with kitchen and dining room, usable area including shed roof, is that this way the sun can still shine into the NE garden from the SW direction.
The master bedroom, bathroom, and living room are on the lower level due to the sloping plot.

What I don’t like:
The master bedroom is a bit small or there should be a dressing room for the wardrobe. The kitchen could be smaller because the dining area is large and directly adjacent. Also, the passage to the utility rooms through the kitchen is not ideal. In the living room, the area where the PC is currently drawn feels a bit wasteful, probably due to the stairs. Upstairs, I find the bathroom a bit small and the whole hallway somewhat large. But that is probably also due to the landing stairs. The entrance area with the windbreak etc. could be smaller in my opinion. The problem is we still have to plan a guest room/office into the floor plan without increasing the total area.

For the floor plan, I might still believe in 260,000 for the house - but never "all-in".

Is the kitchen not a bit oversized? And the furnishing is definitely just an example?

Please try to plan a reasonable kitchen in the room... if the attempt fails... it doesn’t matter. With that size, you will a) go broke and b) get tired. Too long walking distances.

What I do like, however, is the overall low pure traffic area.

Also the arrangement of the children upstairs and living almost at floor level themselves. This makes it easy to create a separate "living unit" for the children on the upper floor. Unfortunately, this area cannot be completely separated later to, for example, rent it out after they move out.

Out of interest, what kind of wall structure is planned? It looks chic. Relatively large envelope and roof area and base (compared to a standard gable roof) can already drive up the price, I suspect. 3.15 width in the bedroom I find too narrow...

Thanks already for the feedback. The wall construction is not fixed yet. For now, it was planned with 17.5 bricks + ETICS. What do you think about the sizes of the rooms? Children's room 15m2 is okay, right? We would prefer to have the master bedroom upstairs as well, because when the children are small, the separation as it is now is not ideal - for later it is. But I think that will be hard to realize with the current floor plan. As I said, the kitchen is too big, because a table was also planned there which we already have in the dining room. And as I said, we still need a guest room, somewhere
