I would like to share my opinion/experience with you here.
We had some ups and downs in the development of the project. From the beginning, Viebrockhaus was my favorite and we were very satisfied with our customer advisor, and it was fun planning the house with her. We chose a "catalog house" and modified it because our favorite was not already planned as a 2 full-story house. This led to some problems, but they were quickly solved. But I think that is normal.
From my point of view, the architecture department has a lot of room for improvement. Building applications were submitted incorrectly, no insight was given, although documented differently. Here I am extremely dissatisfied. I also see potential for improvement with our construction company. The craftsmen were very friendly, the construction site looked clean. However, towards the end of the construction phase, I had to chase many issues. Two mediation talks with the old and new branch manager of the construction company and the construction manager were not to my satisfaction.
The list of errors is not exactly short and mostly statements were made like this is normal. Important, and here I stumbled: when changes are made, you receive a complete set of documents. I changed something on a wall and did not notice that Viebrockhaus simply executed another wall as a drywall wall. Since the documents are very diverse, pay close attention to this. This wall annoys me extremely.
Difficult issues have not been resolved to this day. (6 months).
I don’t want to unsettle you, but if you decide on VBH, my advice is: hire an external expert who monitors the construction progress.
What I personally was not aware of is that Viebrockhaus outsources many trades externally. You have to know this. Of course, the contact person is always the VBH construction manager.
Pro: apart from defects, the house was finished on schedule, the price is a fixed price (no hidden costs here). In the ancillary cost statement, costs for a new kitchen, the garden, etc. are also included – other construction companies estimate these costs very low or simply leave them out.
Negative: aforementioned problems. You always had to point out errors repeatedly until they were addressed. Here you do not feel taken seriously.
Of course, I am aware that building a house always encounters problems and this is presumably the case with all construction companies. What negatively influenced my opinion is the way solutions were handled.
My conclusion: Due to my problems with the construction company and the architecture department, I would not build with Viebrockhaus again.
