Floor plan, Bauhaus style with staggered floor

Admittedly, I do not know any architect in this world by name, nor what they stood for. But the objects you mentioned rather reinforce my belief that clinker brick and Bauhaus do not go well together. Maybe the gentleman was famous because he dared to do what no one else does.

But other Bauhaus architects also worked with clinker bricks back then. Of course, that is always a matter of taste. But I notice that Bauhaus buildings today, after having been built in white with windows, etc. in anthracite for over 10 years, are now more often equipped with clinker bricks. Mostly no longer red, but in light tones and "geschlemmt". Just google "modernes Bauhaus Klinker geschlemmt". It doesn’t look so bad at all when you see the buildings in person, but of course that is my personal taste.

Regarding the topic of [Staffelgeschoss NRW], the state building code states in §2 (5) "Full stories are stories whose ceiling upper edge protrudes on average more than 1.60 m above the ground surface and have a height of at least 2.30 m. A top story (set back from the external walls of the building) is only considered a full story if it has this height over more than two-thirds of the floor area of the story below. A story with sloping roof surfaces is considered a full story if it has this height over more than three-quarters of its floor area."

This is supposed to be simplified and relaxed with the new [Landesbauordnung 2018], which has already been passed but will now presumably be repealed by the new state government.

In addition, it is of course possible that the individual building authorities also have their own opinion on the topic of [Staffelgeschoss].....

In your sketch with the enlarged storage room, the stairs jump further to the right side into the middle of the ground floor... As a result, you can't plan an adequate room there on the upper floor. That won't work.

Even if the upper floor is relatively unimportant to you at first, you can see from your sketch example that you always have to plan the upper floor as well. It doesn't help to plan a fancy ground floor and then struggle with the space on the upper floor.

Since I still don't know what the regulations for VGs look like with you, no tips can be given or planning started yet.

Thanks again to everyone. I did not expect my topic to trigger a fundamental discussion about the Bauhaus style and clinker bricks. Nor the discussion about the stepped storey.

Actually, I don’t want to discuss that here, tastes are known to vary. However, in case anyone is interested, construction is happening with an almost jointless clinker brick in the normal format. A flat roof is allowed and according to the architect the setback is sufficient.

The position of the upper floor is also not fixed yet; it will only be determined after we have planned the ground floor. The staircase should preferably be in the left middle part. Where the setback on the upper floor will be will be seen.

I was actually more concerned with the layout of the ground floor and how best to divide hallway, home office, technical room, and utility room without wasting much space, and of course the points I described at the beginning. The new sketch is coming, but unfortunately I haven’t made much progress with the planning yet.

On the topic of VG, Traumfaenger has already written everything, the same rules apply to us as well. OG then has 2/3 of the area of the EG
