The dressing room is meant to serve so that I don’t have to get dressed in the bedroom while my wife is still sleeping (I get up significantly earlier than her and don’t want to wake her up constantly).

The staircase is supposed to be completely open, see attachment (something like that it will be)

The staircase in the picture without a railing is life-threatening.

With such stairs, I always wonder whether they are really ever built anywhere, or if they are just wet dreams of a designer... They look cool, but are probably more suitable for the set of a James Bond film than for reality.

Regarding the floor plan:

a lot has already been said, I also find it much too jagged and segmented. When I add up the real living spaces, the house is almost smaller than ours with 180 sqm. A lot of space is wasted on circulation areas without creating the desired impression of spaciousness.

I also miss the certain elegance that Bauhaus buildings often have. Without being an expert, I suspect that it is due to the many individual windows and the very compact building body with long edges. To me, Bauhaus means a building that consists of several individual cubes/rectangles that interpenetrate and form an interlocking whole. Surfaces are broken up by entire window fronts. I see none of that here. This is (sorry for the harsh words) just a big block. For example, if you simply removed the balcony on the south side along with the roof over it, the big block would be broken up into two smaller rectangles offset from each other. It would look completely different.

Long story short: this is all sorts of things, but not the Bauhaus style you desire, even I as an engineer can see that.

Google "Bauhaus architecture today" and turn on image search. You will see the difference immediately.

I find the price estimate very optimistic.

Architect, march back to the drawing board!

mhh - the design doesn’t convince me:

the beautiful protected southwest corner would be ideal as a terrace - but from the kitchen only accessible by a marathon - the terrace roof on the southeast terrace is also too tight. The kitchen in the last northeast corner of the house? In many families the kitchen is the hub, I would want it where you planned the living room or guest room, then the southwest corner could be sensibly used as a terrace.

The children's rooms facing northeast? Really?

The circulation areas in the house are enormously large, a lot of space is being enclosed for ... mh what exactly?

It’s still quite far from Bauhaus ...

I don't want to be mean, but your friend the architect probably just took this floor plan, mirrored it on the ground floor, and slightly changed it on the upper floor.

Hi,
Indeed, that could cause trouble with copyright!
If your architect is not by chance the one from Kern-Haus, you will have to keep your hands off the floor plan. It is then not his property!
