OK, I may have expressed myself somewhat incorrectly, I don’t think that 3 bedrooms, 1 dressing room, 1 bathroom and 1 utility room can be reasonably realized on one upper floor with a 45° pitched roof given the floor area.

We have 161m² with the same rooms on the upper floor but with two full floors. All bedrooms between 14-15m², utility room just under 8, bathroom 9.5, dressing room/built-out closet about 6.5.

It is 1.7m height over 31m length. On this area, there will be 13m of building (house + garage). Probably about 0.8m will have to be lowered.


I have nothing against ready-made concrete walls if they save some money, but the whole thing still needs a pitched roof (I think it says in the building permit, or a shed roof with a minimum of 36°).
It may then also cost 40k. I won’t do anything, rather do overtime in the office to earn more there ;D


I would only love to have that ;(

I also think there is a reason why you can’t find a finished floor plan for your ideas (3 bedrooms, bathroom, dressing room, and utility room) with your gable roof. There is simply too much squeezed in at the top. The children’s rooms are the ones suffering from this. Plan with an absolute minimum of 3 m there. The utility room will also not be so easy to use. But for me personally, the children’s rooms would be much more important (and therefore the first point to optimize). How wide is the parents’ bed actually? Really 2m? I like the partition wall in the living/dining room. I like a somewhat separated living area. More measurements would of course be important for the assessment. You have overall calculated the budget very generously.

I also think that you won’t manage the space program at that size. I’ve now forgotten whether you are only allowed 2 full floors according to the development plan.

Then I hope the ground is Z0, otherwise depositing becomes really expensive. Rounded up 1m extra excavation on x sqm besides the normal foundation work really costs a lot.

A shed roof with a 36-degree pitch as a requirement is really a joke. That is steeper than some gable roofs.

Connect the garage to the house and put the master bedroom above the garage?

I have made adjustments: The house is 0.5m longer from north to south and 0.2m narrower from west to east (left to right).
At the top, I added 0.3m front walls. This makes it 1.1m high right at the wall, and the 2m height line has been adjusted.
The probably most important thing: The children have 3m from wall to lower wall.
The utility room should be sufficient for us.
