Here is my calculation in my head (I'm curious what the entrance planner calculates): 58k land 2000* 165sqm = 330k +40k incidental building costs +35k garage (it's a bit bigger, 2m space until the first car from the house wall. One meter more to the back and the additional room. 20k ceiling floors +15k ventilation +10k geothermal heat pump (this is the surcharge compared to e.g. an air heat pump. Here already about 6k subsidy deducted). = 508k total - the 530k is the "maximum". Partly true, but the TV could also go on the west wall. Thanks! That's again a good suggestion. Best regards

I also find that the house here exceptionally does not fit the mentioned budget at all. There are countless ready-made designs for the house, which are also not really more attractive but they do work.

The upper floor does not fit at all. The children's room is too narrow, the utility room is hardly usable somehow, but the bathroom is quite large again. Nothing fits together.

Where? It’s not really your task, but if you say they exist, then send me a PM or write here. I can’t find an upper floor with walk-in closet and utility room for a 45° gable roof.

It might be because, depending on the house dimensions, there are too many rooms for such an upper floor!

Make sure to always draw doors with enough space for the intended use behind them (a hinged door wardrobe can be a bit narrower, sliding doors should be around 70 cm, sideboards might still work with 45 cm) and with the correct hinge side (position of the light switch! that also needs space somewhere). Don’t forget the door frame if necessary, it might also need space in the dressing room, which would then be missing.

But as mentioned right at the beginning, far too many dimensions are missing.

Thanks for your efforts!

The exterior dimensions are currently 11.7 x 9.5. As I read it here, I will probably redistribute 0.5m to 11 x 10, so that there is more space upstairs for the children's room.
Downstairs, space has already been created because of the kitchen island "1.25m is good" (thanks again) and the living room + technology a bit smaller, then it should work. Then the distance on the ground floor from the stairs to the wall will also be larger at 1.4m.

I don’t know how others see it, but for me, the 2000€ per sqm mentally includes controlled residential ventilation, floors + walls. The 40k€ ancillary construction costs I can understand from the mentioned thread and will fit for you due to the slope location. Is the slope within the building window? Is the garage a prefab or brick-built? If brick-built, then the amount will probably only work out with EL.
