I find this arrangement looks unwelcoming. Also for the residents, not just for visitors. Besides, you will probably have to maneuver a lot to get into the garage. I would move the garage further back and turn the entrance towards the east or south.

Yes, somewhat off-putting, but you can't have everything. As I said, for that I wouldn't have a garage in front of the living room and still a nice garden area in the south. I don't see any problems with the garage; there should still be more space than in a normal parking lot. It would also only be intended as a backup in case the preliminary building inquiry turns out negative.

A few words about the current status. Our preliminary building application has been approved, meaning we are now allowed to build with a distance of 4m to the east property. This keeps the original plan intact and is no longer relevant.

I will soon upload the current plans and hope once again for your feedback. We have changed many small details, but nothing fundamental.

Here is the long-promised revised floor plan. The following has changed compared to the old design:

    [*]We are now allowed to build closer to the eastern boundary, which gives more distance to the built-up hut on our property on the western side with the terrace.
    [*]Office now in the north, which also fits better with the light well.
    [*]Technology in the east, as the street connections come in there and the bathrooms are above.
    [*]Door from the entrance area to the garage

    [*]On the ground floor, the windows in the living/dining area were adjusted because we want the sofa at the inner wall.
    [*]On the upper floor, parents and child swapped.
    [*]New bathroom layout.
    [*]No flat roof on the garage, but a shed roof.

    [*]A few other small changes made.

I don't like the north facade; the window arrangement is too restless for me. The same goes for the south facade: I would change the French door below the dressing room window: first, align it flush with the side, and second, adjust it to the same height as the window above.

On the upper floor, the prefabricated chimney and the wall under the ridge purlin stand next to each other, and below that, you interrupt the wall for the chimney - which I find impractical in itself - and therefore you do not place it "straight" under the upper one.

Does a neighbor have a right of way, or where do the 4 meters next to the garage come from? - by the way, I found the "old" boundary-parallel wall more charming.

Yes, that's true. As long as it's not a structural problem, I don't really care. Or do you see any serious disadvantages because of that?

The development plan specifies 6m there. We got 4m approved with a building inquiry. Then I can, for example, still make a parking space there. Yes, it will be, but the small change saved about 3k, which is why we decided on it.
