Hello

just a quick info...I am from the industry...

Question: Do you want to throw your money out the window?^^

Go to a general contractor and have everything done there....
Has several advantages:

Planning security, No unnecessary costs for externals,
In your example at least 50K savings^^

Many developers also have several expansion stages and extras, so you don’t have to get confused....

For the QM I would do 2 full floors without knee wall and make them narrower instead.....
Advantage...cost savings, as the basement is then smaller and cheaper..

For KFW you don’t necessarily have to do core drilling... there are more efficient solutions that cost less...
e.g.... air heat pump and central ventilation and exhaust..... many contractors also offer this in their program...

huh.... NO...

My question is

Why does he do everything himself? Preliminary building application etc....
Why a price limit, but the more expensive components for KFW?
Why this orientation?
Why are the bathrooms not aligned with the vertical of the utility room....
What did the KFW calculation show?
Those would be my thoughts..
otherwise it is difficult to talk about it.... if you are not in the architect's mind.

Serious disadvantages? - rather ten more minutes of work for the structural engineer, that's all.

Interrupting the wall bonding with the chimney, I consider a planning flaw. As a proper pedant, I like to think I can tell which architect has actually done masonry themselves and which has not. Allowing the wall to bond through saves an hour of work in the basement and one hour on the ground floor. True tragedy looks different. I thank you for the opportunity to claim once again that this would not have happened to me ;-)
