I like the floor plan and the house.... I would only be interested in the floor construction on the ground floor. Not that you end up with less than 2.5m clear ceiling height.
It is supposed to be 16cm. Generally, we don’t want rooms that high. The only question is whether it feels a bit oppressive in the large living/dining area because of that. We will discuss it again.
I would only remove the pantry in favor of a nice kitchen. But you have to know exactly what you want from a kitchen (I’m not a fan of two-liners and U-shapes). A pantry inside the thermal envelope is not cooler and therefore not better suited for storage than any normal tall cabinet in the kitchen ;)
That is true. However, the kitchen is already sufficiently large for us, and shelves in the pantry are cheaper than tall cabinets in the kitchen. Also, the pantry is not only for food storage but for items like the vacuum cleaner, etc.
1. The fireplace might be annoying later. Can you move it to the other side of the wall so it’s out of the hallway? Especially consider the upper floor. 2. The pantry can be done like this. I suggest planning the kitchen as one big room as an alternative and sort out the details with the kitchen maker. Practical like now but without a door and more flexible. 3. I’m pondering the entrance, basically everything good. To make sure everyone knows where to go even in the hallway, I would make the door to the living room bigger/wider than usual and possibly work with glass elements. 4. I would give the walk-in closet a window. I think the view would still be okay.
1. The stove is supposed to be between living and dining at the end of the short partition wall. Where exactly the chimney will run through the house we still have to discuss with the architect. 2. See above, but we will consider that again. 3. The door to the living room also bothers us there and will definitely be moved. 4. Already planned and possibly removing a window in the bedroom because we don’t necessarily need two there.
What bothers you about the flat roof entrance?
Visually no problem, but otherwise I’m not a big fan of flat roofs. No matter what you’re promised, after 30 years the waterproofing is no longer guaranteed.
Without the fireplace it would be easier, then I would put a double door at this spot — opposite the stairs. Then the living-dining area would be centrally accessed and the couch corner wouldn’t be in the traffic area.
Good idea, but the fireplace is important to us. Also that it stands between living and dining and not somewhere in a corner. Maybe it can be moved to the outside wall!?
At first glance I would definitely change: 1. Swap kitchen (including pantry) with living room. -> short way from the entrance to the pantry, short kitchen route to the terrace/garbage bins/garage. You have a small inner courtyard there, which can be used for tomato plants, herbs or laundry. At the back in the NW you have more peace. 2. Swap the kids’ room next to the bathroom with the parents’ room. -> You and the kids are less disturbed by each other. You have the last turn at the bathroom, so the child is not disturbed by flows (water or in the hallway). The walk-in closet serves as a noise buffer to the child.
Change everything else accordingly (windows, chimney, I would put the light well of the office towards NW)
Nothing is wasted. Separate garden areas enrich the garden design. As a layman, you can’t tell from the window whether you have 9 or 12 meters of lawn depth. The kids don’t care either, as long as the ball rolls! :cool:

You’re right. At least for 4 people. Door at the washbasin, space-saving tub and a shower that doesn’t take up much space. Either you don’t have the need, or you just haven’t noticed it yet. I know hardly any builder here who still wants such a "simple" shower in the master bath ;)
I have to say that the furnishing was placed by the architect without consultation and does not correspond to our wishes. The bathroom is also our biggest concern. It is a bit too small for us, but I don’t see an easy way to enlarge it. If you find a reasonable layout it would be half as bad, but so far we haven’t come up with anything useful. Also, a small cabinet or shelf should fit in there. We had been considering a T-layout, but that is not possible in this bathroom. As long as the shower is 1x1.20 meters and enclosed on three sides, we are satisfied. Of course, a variant without a door would also be nice, but it is not a must.
