I think you overestimate what you get for 700k for a house. Not even close to what you have here in the old building. 250m² living space alone already comes to 700k, then there’s the basement (partly of living quality) + the expensive outdoor area + pool + garage. If you wanted to build the hut today, you’d be well over a million. I also looked at the other houses in that town. For 800k, there are clearly worse properties. So I really don’t see any chance there. It’s still in the catchment area of SAP / Mannheim / Ludwigshafen. There are people who have the money there. But I roughly share your assessment of the land value; it’s not more than 3-400€. I live a bit north of you, there the plots don’t go below 1000€/m² and the property you’re aiming for I would easily price at 1.3 million. It all fits together. You can try it, but I’m pretty sure you’ll get a tired smile. As for Airbnb: sure, it’s financially more attractive for the rented period, but try renting out the granny flat in the village permanently. I guess getting over 50% occupancy is hard. The effort is also completely different, you’re regularly cleaning and have people there who want to know something, etc. It’s not that I don’t wish you well, but the thing is just two sizes too big for you.
Yes, it’s just very big – even if sharing the house with the granny flat is not for everyone. But a 180m²-200m² house, which is enough for about everyone, you get for 700k€+ in the corresponding final condition according to one or another 8KG heavy tome from various construction companies. But maybe I haven’t fully understood the fine print yet. We’re going to look at a few of them in real life this Saturday in one of those house parks. Hopefully, there will be clear price indications for the whole package. So I could handle one size too big, but two – that went straight to the heart o_O
