It clearly states in the listing what was done and when. The outdoor facilities are not old yet, just like the extension etc. According to the OP, the seller is a realtor. He will certainly know how to sell a property well. I don’t understand the other arguments. I don’t know what is meant by standard issue there. The plot is not huge but also not unusually small. What has been done there partly belongs in the luxury category. Whether one personally likes it is another matter, but honestly I believe that a considerable discount for the "village location" was already applied at that price. And still, I believe it will sell for significantly more. (If there is no hidden catch that is not apparent)

Just try it out, if it works - great. If not, no matter. You have a good starting position and can easily wait another 5-7 years. During that time, you can try a lot, search, negotiate, and gather information.

The house itself is perfect visually and in terms of feel-good factor. The overall property as described is not.

We looked at it earlier and well - neither a positive nor negative surprise. Still a very beautiful and lovingly executed house that meets our design expectations in many places, which also still has potential for optimization (open kitchen) + especially in the basement.

When asked, it was said 3-4000 liters of oil demand per year. The pool is of course not included here. According to the skepticism of , the 97 kWh/m²*a should actually be the consumption, after all.

We were also in Mannheim and had a first talk with Hanse Haus. As I expected, Hanse Haus offers a really nice ~180m² “villa” (two floors) with a large carport, covered outdoor seating area, and nice fittings for 450-500k. A few euros for the outdoor area are also included. The whole thing seriously turnkey so we can just move our stuff in. Compared to this house:

-No basement
-No granny flat (consequently about the same effective living space for us)
-No pool
-Probably not such a beautiful light flooding from the east-south direction

Instead, there is

+KFW40Plus
+Everything new
+Possibility for self-design of fittings

And that for over 200k€ less (if you subtract ~200k€ for the land). We will now let both settle on us, submit our offer and then see what happens :) We just have to consider that it will be super difficult to find a suitable plot of land promptly.
