Financing purchase of existing house BW, 800-850k€

Oh guys, calm down. He can simply offer the 800K€, sometimes there are many other factors involved,
- the seller may be under pressure shortly before a forced auction
- divorce
- other interested parties are currently not on the market (at 925K€ you still have to find someone willing to pay that)
- the seller selects buyers according to his preferences and entrusts the house to good hands even if less money comes in

I’d find the place a bit too big for you, someone has to clean it, heating isn’t easy either, etc. I’d think it over carefully…

Otherwise really nice property…..

Yes, it was like that from the beginning.



For example, I would gladly do without the granny flat, have less living space, a correspondingly lower price, and then wouldn’t necessarily have to worry about filling it – then a pool is something I would rather see as a burden. On top of that, the village is a super boring, small village from which basically nothing is reachable on foot, and you are completely dependent on a car (there is a train, but I know the schedule). Even after these extensive measures, it still just barely has energy classification C, rather D; the heating system would need to be replaced and even then you don’t know what the final energy “result” will be. Basically, you don’t really know exactly what has ultimately been fully renewed.

Of course, it’s up to everyone, but for me it is absolutely unimaginable to pay 1 million+ for such a house. I’m curious what I’ll get to see in housing developments soon, but just judging by the product catalogs, I imagine super nice, large single-family homes in KFW30Plus standard for that money. Basically, you know exactly what you’re getting there. Probably they are not so extravagant in terms of design, but I hope you can at least have some say.

The problem is simply the damn plots > 400m².

We can only make one offer and be quick :)

All possible, but the probability that one of these points applies is very low, or even if the seller then sells the house for about 10% less than listed because of that. Especially since following the thread there have been no indications so far. The mere idea of the seller possibly emigrating doesn’t necessarily suggest that. A pending viewing with several other interested parties doesn’t necessarily sound like the price is already so shockingly high that no one is looking at it.

The original poster initially planned a budget of, I believe, 650K (which would be more reasonable given the starting situation), but has now increased his budget to 800-850K in order to bid on a house listed for sale commission-free at 925K.

The constellation simply doesn’t fit. This is a bit too big a deal for the original poster.

Honestly...read through the financing threads here a bit. And don’t orient yourself by prices in Brandenburg or something like that.

I think it makes sense for you to inform yourself more about price structures, construction costs, etc. Feel free to visit a model house park. And check out the sizes and prices. But please also with common sense. One thing is the house price, the other is what comes around it. You say it yourself already... the plots of land and so on.

I took a look around the real estate portal with a 10 km radius of the house... I couldn’t find any big deviation in price compared to the other houses offered.
And for 1 million, you get something nice. But you don’t have that budget. 800k budget for new construction goes quickly if you have to pay BW land and construction costs. And you still haven’t built a castle by a long shot.

The heating system does not have to be replaced at all, especially not with a heat pump or other miracle heaters.
Such houses simply cost over 1 million in southern Germany and that much and even more is easily paid by many.
Large plots are specifically sought after, because of distance to the neighbor, space for the children, or accepted when you then know the social fabric of the area.

One more thing about Airbnb. My former neighbor did the same and also reached 50% occupancy. Despite being a village without highway access or catering options, but with a separate converted barn with a sauna. The price per night was under 50.--. However, the current residents quickly stopped it when they saw how much work it entails (cleaning, doing laundry) and how tied down you are for the key handover. It is almost expected to have a 24-hour reception.
