I also don't think that 925 will be the final price here... the house will probably be quite easy to sell. For the house, I would have taken some risk, but as soon as it goes above 1 million now, it is probably "slowly" out of range.

Would you have had a bank that would have originally gone along with it? or where did the two variants in your opening post come from?

The property was listed from the beginning at 925k€, however we want to make an offer of 800k€ or 850k€ (depending on the bank's statement). This also represents our limit.

Yes, the bank will go along with both variants – but based on the statements here and from people we know, we are now leaning more towards 850k€. It won’t be more than that – personally, I still don’t think the house is worth more given its age.

I have been following the thread here rather irregularly. But now, because of the property, I’ve become curious.

Was the house listed with that price from the beginning? How do you come to the conclusion that you have a chance to get it for 800-850k?
This is not meant as a harsh accusation, I’m just wondering if there is any indication that would somehow allow this.
The place will go for well over 1 million. I don’t know the area that well, but about half an hour to Heidelberg and the same to Karlsruhe? I can’t imagine that it is such a "disadvantaged" location.
I live in the outer commuter belt of Stuttgart. For a house like that, you would probably pay 1.3 - 1.5 million here.

Basically, I currently consider it utopian to assume that you can get a property cheaper than the asking price unless completely outrageous prices are being asked.
Forget the place and look for something else. Honestly. That is totally unrealistic.



The house is extensively renovated. Roof insulated, basement insulated, windows replaced, etc.... There is no reason (on paper) to make large deductions based on age or condition.

OK, if you see it that way, then you are still very much at the beginning. As already stated, the house has been renovated and brought up to top condition. What more could one want (except the type of heating)?
