Single-family house with a granny flat, how much did you pay?

My parents are supposed to move into the granny flat as tenants. In our case, it only has advantages if they live next door, for example, because of childcare since I will be going back to work soon, which is very practical, etc. My parents have also already prepared for it or were looking forward to it. Now it's obviously very unfortunate if it doesn't all work out. Well, you can't have everything in life.

What price expectation did you start the planning with? Of course, 360,000 sounds like a lot at first, but you are getting 2 residential units, one of which generates a monthly income. This rent covers the first 100,000 monthly. Maybe the planning includes an expensive mess?

If it were to remain at €360,000, everything would be fine and dandy. But there are a lot of additional costs. Construction electricity and construction water, for example, are also not included in the price. You can find the rest in my previous posts. I know friends who are building a single-family house for €230,000-240,000, but everything is included there, and it's not just some run-of-the-mill house like ours. So we’re supposed to pay €150,000 more just because of the apartment?

Well, I estimate the granny flat only costs about 10-15K more because of the furnishings (meters, connections, sewage, etc.) + costs for enclosed space about 350 EUR per m3, so I guess for you about 320 m3*350 EUR=80,500 EUR

BUT the added value, even for me with my parents around the corner, is great. Furthermore, in 30-40 years you can remodel the house if climbing stairs becomes physically difficult; then you have everything on one level downstairs and you can rent out the upper floor.... I have accordingly already considered that in the planning.

So I think the investment is definitely worth it (alone because of family and in the future because of personal use), and in the meantime you also get some rental income despite taxes.

Keep getting more offers, I am sure you will find the right price without having to save on the equipment

These two items are the smallest among the incidental construction costs - you have to expect around 30,000. And you can hardly save on them.

Don't get discouraged because of one offer.
