But you do realize that the asking price plus land is not going to be your total investment, right? Have you already done some cross-reading here? For example, the ancillary construction costs thread?

How did the talks with the owner go? Has it become clear whether there is still room to negotiate on the price? Or that it will increase, as some forum members fear? Wait. Now I’m not sure. Is 97kWh/m²*a the CONSUMPTION (calculated from measured, actual heating oil consumption divided by the area) or the DEMAND (calculated from the building’s construction data)?

Then tick it off and keep looking. I don't understand why you hold on to the property, which is also one number too big. Please don't be mistaken about what you get nowadays for 450-500k€. 180 m² x 2500 €/m² (which would be a bargain price, rather more), already lands us at a minimum of 450k€...+land+special requests/sampling/construction incidental costs/outdoor area...etc.

Well, everything the pictures show. Size (about 12 m²), layout/furnishing/brightness...

Except for the "strange mirror lamp" and the mirror itself in the main bathroom. :D

I am afraid that you still have not come to terms with reality regarding the current prices. The price of a house consists of more than just that. Especially since you don’t even have a plot on which the house could be realistically calculated. It wouldn’t be the first time that a seller forgets one thing or another during the first conversation that still needs to be planned on the construction side (that is, by you).

Some others have already said something about the construction costs and surely many more comments will follow.



However, I would like to emphasize the point I quoted once again: Do not underestimate the search for land. I don't know the local situation where you are, but I can only report that we have been searching intensively for 3 years and only something is starting to take shape on the horizon. If I keep your area in mind, it certainly won't be any easier for you. In short: It's nice to think about building a house (I have been doing that for years...), but if the right plot of land simply isn’t available, then all of that remains just theory for now.
