At least include your parents, otherwise it will be very difficult. If your girlfriend can also be included, it will be even more relaxed.
Additionally, you are still on a fixed-term contract. The bank may not care that you will be on a permanent contract in 2 years or that other salary increases "threaten." The current status will be taken.

Then I doubt that you will get a house + land of that size for the price.
And regarding the standard and lack of demands. I would also describe us as undemanding, yet in total it probably ended up being 15k more. Simply because the standard really looks so outdated or is positioned at the very bottom in terms of quality.

It will not only be very difficult but not feasible. The temporary contract is still there.

Best to talk to the local bank and casually ask what would be possible. There is nothing wrong with that. Just please don’t let them talk you into a building savings contract...

Ok, so according to my research, the plot of land is fully developed and, including taxes and fees, costs about €100,000. Everyone can probably imagine from which reputable company the house comes. The offer is really unbelievably cheap, so after reading many reviews, I have calculated an additional 20%, which, according to various statements, should be realistic.

So far, so good...

What about my calculation regarding equity? Is €50,000 a realistic amount?

What loan amount do you think is feasible for me alone?

What amount together with my parents?

I definitely do not want to be sold a loan that is nicely calculated.

A colleague’s bank (with the same salary) granted him 110% financing for a 35sqm apartment (€260,000) in Munich without equity.

I definitely want to avoid something like that.

Unfortunately, I can only say that once I get a detailed list of the installed materials. In principle, I can say that I can get everything for much, much less than the regular price. As an example, I can mention: Solar 10 sqm tube collector including buffer tank, pump, and all connection materials for €2200 (I have already installed it like this once, so I know the price for sure).

But whatever: fixed-term contracts don’t get a loan.

You are still young, so wait a few more years
There are also ancillary housing costs with ownership, which from a bank’s point of view is not feasible with one salary, even if the contract were permanent.
