Isn't that statistically averaged over years? And thus outliers upwards and downwards averaged out? Could it be due to the forest fire in your area? A land value that fell by almost 20% at a low level in 2020 is absolutely unusual in the wider metropolitan area.

It cannot be due to the forest edge, since before and after the market prices were already well above the GRV. I am curious about the GRV from 2022, it should easily move towards 160-200 €/sqm.

I have already asked Berliner Sparkasse. They did not give an offer because they do not compete with MBS.

I find it difficult to enter the details for the ING interest rate offer because it is a bit special with the equity of the property in our case. But I will gladly take another look at it. ING is our main bank after all, so it would be my favorite.

No, it is determined exactly from the past calendar year. In our case, for example, the standard land value was 60 EUR before the start of the new development area - because nothing had happened here since the 1970s. In the year when the area was newly subdivided and the single-family house plots were sold, this value jumped to 220 EUR. So there is no smoothing, which wouldn't make sense anyway, because otherwise the standard land value would only remain below the current market price for longer. (It already does now, just not as strongly.)

The new building is in Brandenburg, so they said from the beginning that MBS is responsible for the area.
