I cannot confirm quickly. I had such bad experiences with them that I closed my account there. Documents were requested four times, but always with over a week between each request, home office was given as an explanation, then there was an approval which was then revoked. We were asked to submit even more documents. But by then, we already had an alternative offer. A week later, we received a call from the advisor, who sourly asked why we were not accepting his offer. When I explained that even the most patient salesperson does not want to wait six weeks for loan approval, that I had found the processing of our application unprofessional, and that we had a cheaper offer, the phone call became really frosty.

We received by far the best offer from the Commerzbank 3 years ago, 0.95%. The local Sparkasse offered us 1.4%. Even the best offer from Interhyp was around 1.3%... We then went back to the Sparkasse and they improved their offer from 1.4 to 0.99%. We then signed with the Sparkasse. Advantages of the Sparkasse compared to the Commerzbank at that time were: - Special repayment was significantly higher - Standby period longer - Significantly higher amount paid out without invoice. In the end, they only wanted to see the first two invoices of 20,000 each. The rest was simply paid out without invoice and control. - Since we handled everything ourselves, no architect or similar had to sign in advance, a simple own estimate was sufficient and accepted as plausible.

What you write, I can confirm 1:1 for ING. Commerzbank gave us a valid commitment in effectively three days (plus weekend). But that perhaps also depends on the local branch.

How far do all the offers need to be available here? A few things like:
- Fireplace
- Bathroom
- Painting/floor laying

are estimates. ING, as far as I know, needs all the offers. Financing with Commerzbank is handled through a financial advisor. And a 0.2% interest difference is already quite a lot on €500k. Unfortunately, Sparkasse could not adjust the offer. I spoke directly with the employee there. He was not upset, even offered that I can come back if things don’t work out with Commerzbank.

Estimated values are not bad as long as an architect confirms with his stamp that the values are realistic. Your GÜ can certainly take care of that.

Then he is a good salesperson. :)

That was really good. And quite relaxed regulations. If it were only a 2-4k€ difference, I would have gone to MBS. But at 14k€, it is simply too much.
