Yes. That was probably about 3 months ago. Interest rates have now risen by 0.3%+. Offer from MBS 6 months ago was 0.95% for 15 years.

And where exactly is that supposed to be written? It doesn't matter anyway, prepayment or not, anyone who only repays with 2% at that "peanuts interest rate" is beyond help! I remember, you recently asked about ETFs here. Presumably, you also want to start the money printing machine in parallel. ;)

The big difference between high repayment and prepayment is the option to suspend it if everything goes wrong. Suspension is more difficult with repayment. Since I am rather risk-averse, I choose prepayment.

Besides, I asked in the first post whether anything can be done about the interest rate or not. Repayment/interest calculation/amortization schedule is my daily work as a commercial controller (liquidity plan, business plan, etc.). I don't need help with that. Only regarding the level of the interest rate would help be necessary.

Does anyone have experience with the Commerzbank? Are they rather conservative like ING or more "relaxed"?

In my experience, rather relaxed to unorganized, but they are significantly faster than ING when it comes to the review. It is important to know that the branch on site basically only acts as an intermediary. You will then be supported from the headquarters.
