Verifiable through BRW according to Boris. At purchase 40 € / sqm. Currently 100 € / sqm. Market price at 350 € / sqm :)

The question is how "similar" the property really is. For us, the Boris value only applies up to 600m². Everything above that is heavily discounted. Isn't it the same for you? But you have only paid off about 30k€ then? The bank can already see some of your saving performance from that. And how did you determine the market price?

What does equal mean? All one level. 73m long, 20m wide. MBS, for example, values 100% at BRW. The market price is the most recently offered plots (about 35) from Town & Country at 365 € / sqm + commission + developer binding. These sold within a few hours.

And what size were these plots? It has already been written that you have to modify the benchmark if you are above the standard plot. If you could very easily make 3*500 sqm towels out of your plot, certainly more is possible..

But for me, it always shows that the air is now not just thin, but rather almost completely gone. Ultimately, the OP has quite a lot - income, some equity, and the plot. Nevertheless, the banks wave it off. Presumably, they no longer believe that sandy pine forests in Brandenburg are supposed to be worth €370/sqm.. ;)

It would be exciting if the OP had just bought the plot now for €130,000 - with €100,000 equity and a €30,000 variable loan. Then equity would have really come in, but how much does the bank recognize then?

The biggest problem and my mistake is that I financed the plot with a 5-year fixed interest rate. It runs until 12/2022. Many banks do not want to be in second position, so many drop out.

The pine forests in Brandenburg are being bought up endlessly by Berliners. Recently, at a foreclosure auction, a house in a village in Brandenburg without public transport went for €300,000 on a starting bid of €30k and a market value of €110k. And that is no isolated case.
