And why do you then want to repay a measly 1.95%? The theoretical duration is 39 years. Or is that actually the repayment rate and the monthly rate is higher (interest + repayment)?

I can always make special repayments. You must not go below the 1st repayment rate. That's why only this repayment amount.

I personally spoke with MBS. With Commerzbank through financial advisors. But I asked at MBS if they would go along.

So you are planning annual special repayments of €10,000? (Theoretical term would then be 22 years and 3 months)
Otherwise, I consider the installment a bad joke!

We also have our property at ING and they counted the value of the property as equity for the main loan, even though there is still an outstanding debt.

So now we have signed for 10 years at 0.85%.

No other bank wanted to take second lien with us either...

I plan (as already mentioned) to increase the rate to 1,600 when the land is paid off. Additionally, there will be special repayments so that we end up with a maximum of 25 years. Worst case is the company pension plan and my wife's provision, which will be paid out at 67.

Please read fully before making such bold statements :-)
